The diligence problem in Juneau is that there is no road to the rest of North America — and a Lower 48 buyer who still wrote “we’ll just Amazon the part” into the working-capital plan. Freight arrives by barge, container, Alaska Marine Highway, or air into Juneau International. Inventory turns, parts lead time, and a winter that can stall a job are not a Seattle I-5 story and not an Anchorage Ted Stevens night-sort story. Working capital in this market is larger. A manager wage here is not a Seattle manager wage and not even an Anchorage manager wage.

No road out — start there

That is the first underwriting sentence a Lower 48 buyer skips. Downtown, Douglas Island, Lemon Creek, the Mendenhall Valley, Auke Bay, and the Glacier Highway box already share this labor pool. They do not share a South Franklin cruise-day rent. Sitka, Ketchikan, and the rest of the Inside Passage are not this page.

A “we cover Southeast” construction or HVAC truck that is really one valley van is a local route. The ferry calendar can stall a job twice — once on weather, once on the sailing.

The capital, cruise as overlay

The Alaska State Capitol and the year-round government payroll are the durable weekday demand. Agencies, associations, and vendors who already know a Juneau session cycle support accounting and professional books that do not depend on a ship Saturday. Session weeks help some downtown lunch rooms. They are not a run rate. A vendor book that lives on one agency relationship or one appropriations year is a term-and-assignment file — and a political-cycle file. The University of Alaska Southeast campus in Auke Bay is a smaller enrollment overlay, not a Fairbanks interior campus.

Cruise is the distinctive visitor overlay, not the run rate. South Franklin, the docks, and the tram-adjacent rooms swell when the ships are in and thin hard in October. Hotel rooms, retail gift books, and waterfront restaurant rooms that only look good on a July Saturday are seasonal files. Isolate them. A quiet January Tuesday on Seward Street is the test. Mendenhall Glacier and the tram help some rooms. They are spikes. This is not Honolulu’s year-round visitor mix and not a Seattle waterfront lease.

Bartlett Regional Hospital keeps weekday medical demand that does not depend on a ship day. Tertiary cases already leak to Anchorage or Seattle; isolate that leak. Staffing that already works more than one agency or one ship season is a product.

Juneau is not Anchorage. There is no Ted Stevens cargo sort, no JBER, and no Cook Inlet oil-services belt as the first slide. It is not Seattle. There is no I-5, no Boeing campus, and no Eastside tech fold. Fairbanks is interior and a different military-and-university file. We will not fold them here.

Who can staff a roadless capital book

Operators already in the Borough adding a second room or a second crew already know which January the street emptied and which sailing the parts missed.

Capital-vendor and isolation strategics who have already run a barge calendar are a better conversation than a Seattle waterfront buyer who wants an I-5 backup. Healthcare buyers look at Bartlett-adjacent books when a second provider exists and the tertiary leak is honest.

Who should not buy. An Anchorage cargo buyer who wants a Ted Stevens night sort. A Seattle waterfront buyer who wants an I-5 backup county. A cruise tourist who modeled a July ship day as twelve months. A Lower 48 buyer who refused to enlarge working capital for freight.

SBA works when sales are documented, a manager wage is already modeled, and working capital includes barge time. Single-agency or single-ship-season files usually need more equity and seller financing.

South Franklin versus the Mendenhall Valley

Capitol-vendor professional rooms clear when a second producer exists and a January Tuesday is in the year. Cruise-adjacent hotels and gift shops clear when October is in the year. Bartlett clinics clear when patients call after the founder leaves and the tertiary leak is isolated. Valley HVAC and construction clear on recurring service and a parts-lead-time plan.

Local examples:

  • A South Franklin dining room that did 45 percent of the year across July ship days is a cruise calendar.
  • A Mendenhall Valley HVAC book that already leaves without the owner is Juneau coverage, not a Southeast slogan. A “Southeast” claim that is one van is a route.
  • An agency accounting book that invoices one department is a political-cycle file.
  • A gift retail shop that only looks good when the tram is full is a ship-day overlay.

  • Name the product: capitol-vendor firm, cruise-adjacent room, Bartlett practice, or valley rooftop route.
  • Pull monthly sales that include a January Tuesday and a week a sailing missed.
  • Put downtown, Douglas, and valley licenses in one folder. They are different tickets.
  • Get counsel on agency-contract assignment and lease language.
  • Model barge and air-freight working capital on page one.
  • Isolate one ship season or one appropriations year if it is a double-digit share.
