Sell a Business in Honolulu, Hawaii

Jones Act freight and ALICE housing set the wage. Underwrite Waikiki and Pearl Harbor — not a West Coast multiple or a San Diego border file.

The diligence problem in Honolulu is a Matson / Pasha container that missed the week — and a West Coast buyer who still wrote “we’ll just order it from the mainland” into the working-capital plan. There is no I-5 backup plan and no inland cheap county. Almost everything on a shelf or a job site crossed water. Jones Act shipping, container delays, and a fuel-and-freight spike belong in the year. Anchorage is a closer isolation peer than Los Angeles — different ocean, same lesson.

A container that missed the week

Isolation and freight are first-week files. A “we’ll just Amazon the part” assumption fails twice — once on weather, once on the barge calendar. Labor is shallow. A manager wage here is not a Seattle manager wage. Pearl City, Aiea, Kapolei, Kailua, and Kaneohe fold here when the book already shares this island labor pool. They do not get their own pages. Neighbor-island files (Maui, Hawaii Island, Kauai) are different visitor mixes and different freight stories; we will not fold them here to chase a URL.

Kapolei and the west-side rooftops are a different commute than Waikiki. They still share one island.

Waikiki, the harbor, ALICE

Tourism is the distinctive visitor product. Waikiki, Ala Moana, and the hotel spine support hotel, restaurant, and retail. Japanese, West Coast, and a shifting long-haul mix change the ticket, not just the headcount. A book that lives on one arrival market or one hotel concession is concentration. August and a convention week help. A quiet shoulder month is the test. This is not San Diego’s Comic-Con overlay and not Seattle’s cruise-and-downtown mix.

Joint Base Pearl Harbor-Hickam — and the broader Oahu military footprint (including Marine and other installations) — is the distinctive public-sector payroll. Contractors, staffing, trades, and a layer of medical that follows Tricare and retiree panels are real when the book is more than one gate. Clearance and base-access language belong in week one. A founder who is the only badged person is a transition file. This is not San Diego’s 32nd Street scale in the same way, and it is not a continental commuting market. The harbor is Navy and a working commercial port. It is not San Pedro Bay container volume.

ALICE and workforce housing set the wage. Asset-limited, income-constrained employed households are not a slogan here; they are why a staffing book, a restaurant GM, and an HVAC lead cost what they cost. A buyer who modeled California coastal wages without the housing constraint will miss the P&L. Construction on Oahu is a materials-lead-time file first. Honolulu is not a West Coast multiple. San Diego’s border labor and Seattle’s I-5 backup do not exist here. If the file is Navy and Tijuana labor on the continent, start with San Diego. We work Honolulu the same way we work Seattle or Anchorage — isolation is the peer fact, not a West Coast sprawl multiple.

Who can staff an island book — and who should stay on the continent

Operators already on Oahu adding a second concession or a second crew already know which arrival market the book used and which week the container missed.

Hospitality and federal strategics who have already run an island freight calendar are a better conversation than a San Diego Gaslamp buyer who wants a coastal multiple. Healthcare buyers look at Tricare-and-retiree panels when a second provider exists.

Who should not buy. A San Diego border-labor buyer who wants Tijuana adjacency. A Seattle I-5 buyer who wants a mainland backup county. A Waikiki tourist who modeled August as twelve months. A neighbor-island resort buyer who wants to fold Maui into this page.

SBA works when sales are documented, a manager wage is already modeled, and working capital includes freight. Single-arrival-market or single-concession files usually need more equity and seller financing.

A Waikiki concession versus a Kapolei truck

Waikiki hotels, restaurants, and retail clear when a shoulder month is in the year and the leasehold or fee-simple fact is in the data room. Pearl Harbor-adjacent contractors clear when the badge file is more than one gate. Kapolei HVAC and construction clear on recurring service and a materials-lead-time plan, not a “order it from the mainland” slide.

Local examples:

  • A Waikiki restaurant that did 35 percent of the year across one Japanese arrival season is a ticket-mix file.
  • A hotel concession that lives on one property PO is concentration.
  • A Kapolei HVAC book that already rolls a second tech is leeward coverage you can underwrite. It does not share a Waikiki rent.
  • A Pearl Harbor contractor that is one badged founder is a transition file.

Earn-outs show up when one arrival market, one concession, or one PCS cycle is a double-digit share. Diligence here fails on freight working capital and West Coast-as-comparable stories more often than on a Waikiki photo. See diligence.

A founder who still opens every Waikiki night or is still the only badged person on the harbor has not handed those rooms to anyone else.

Oahu items before you list

  • Name the product: Waikiki hospitality, Pearl Harbor contractor, clinic, or west-side rooftop route.
  • Pull monthly sales that include a shoulder month and a week a container missed.
  • Put leasehold vs fee-simple facts and city licenses in one folder.
  • Get counsel on base-access language and land tenure.
  • Put a second manager or badged person on the book.
  • Model ALICE housing into the wage. A California coastal wage without that constraint will miss the P&L.
  • Isolate one arrival market or one hotel concession if it is a double-digit share.

Leasehold versus fee-simple is the first folder. Jones Act freight, the military gates at Hickam / Pearl Harbor / Kaneohe, and Queen’s / Straub / Kaiser are the weekday engines. A Waikiki hotel or restaurant that only looks good in February visitor season is a calendar. Kailua, Aiea, and Kapolei already share this labor pool. They do not share a Kalakaua CAM.

This page is not a Mainland I-95 file. Neighbor-island books do not fold here. A “we cover Oahu” HVAC truck that is one Kalihi van is a route. Land-tenure and military-badge language belong in week one.

Lenders want a Tuesday that is not a Japanese-holiday week and a manager who already opens when the founder is on the Mainland. Seller notes show up when one leasehold expiration or one gate contract is a double-digit share. Price the tenure-and-gate box — not a Las Vegas Strip multiple.

Ala Moana’s resident retail, the Kalihi industrial box, and Tripler’s military-medical overlay are weekday desks a Waikiki February buyer skips. Leasehold expiration dates belong in the CIM before the teaser. A warehouse book that lives on one Jones Act sailing is concentration. Kapolei’s second-city rooftops are density. Photograph a Tuesday in Kalihi. Leave Diamond Head in the appendix. Seller notes show up when one leasehold clock or one gate contract is a double-digit share.

Pearl Harbor / Hickam, Kaneohe Bay, and Schofield are three gates, not one “military” slide. A Kailua restaurant that only works on a holiday-week flight is a spike. Fee-simple versus leasehold is still the first sentence in the CIM. Neighbor islands do not fold onto this page. Write the tenure. Write the gate. Leave Waikiki in the appendix.

Tripler, Queen’s, and the Kalihi docks are the weekday payroll Waikiki marketing skips. Write leasehold expiration dates in the first paragraph of the CIM. Neighbor-island books stay on their own pages.

Aiea rooftops still invoice after the Waikiki holiday week ends. Write that weekday, not only Kalakaua.
