National Park Service concession language at the battlefield visitor services would not assign because the commercial-use authorization still listed the founder. Until a CUA, a park-adjacent vendor list, or a Steinwehr landlord will accept a successor entity — insurance, a second named operator, and any commercial-use path the park actually uses — the battlefield book is a concession, not a company. Counsel learned it after the letter already treated a reenactment weekend as a run rate. That is the Gettysburg problem this page exists to name. Gettysburg National Military Park is the largest overlay in Adams County. It is not the year. Gettysburg College is a Tuesday. This file is not the Harrisburg capitol.

A “we are on the battlefield” slide is not a company. A reenactment weekend, a July anniversary, and a single large wedding month are spikes. CUA assignment, park commercial-use rules, and any borough historic-district rider belong in week one of due diligence. If the founder still holds the only name the park will accept, treat that authorization as a person until a manager already runs the board. Battlefield overlay versus a college Tuesday on Carlisle Street

Gettysburg College is the weekday overlay that survives a dark park calendar. Move-in, a Bullets Saturday, and commencement move some restaurant rooms and a thin lodging slice. They are not a run rate. A February Tuesday on Carlisle Street is the test. This is not Penn State and not a Harrisburg capitol-week hotel stack. Housing-adjacent construction that already holds a small campus vendor number transfers when more than one year is in the file.

WellSpan Gettysburg Hospital keeps weekday medical demand that does not wait on a tour bus. Provider bench is thinner than Harrisburg and thinner than York. Recruiting a replacement who will stay in Adams County — and not take a Dauphin, York, or Frederick offer — is part of the file. Neighborhood HVAC on first-ring rooftops in Biglerville and Littlestown trades when a second lead already opens. Recurring service beats a one-phase inn renovation or a single park-visitor-center year.

The orchard belt is an Adams County ag overlay. A packing week or a fall-festival Saturday is a spike. It is not a Steinwehr gift-shop year.

Chambersburg is a different I-81 desk — Letterkenny, a depot novation, a Franklin County wage. York is a manufacturing belt at another scale. Frederick is a Maryland I-70 file. None of those three share a CUA. A buyer who only compared Gettysburg to “the other south-central town” still has to underwrite this authorization and this college Tuesday.

Owner-operated Adams County shops still price on seller’s discretionary earnings. US-15 and US-30 are the map — the dome is a different county

US-15 is the buyer path — north toward Harrisburg, south toward Frederick. US-30 cuts east-west through the square toward York and Chambersburg. A construction van that claims “we cover south-central Pennsylvania” and actually staffs one Gettysburg crew is a coverage story, not a company. Map the stops.

Biglerville is the northern orchard-and-rooftop edge. Littlestown leaks some labor toward the Maryland line. New Oxford sits on this labor pool when the trucks already run it. Those towns fold here when the invoices already say so. They do not share a Steinwehr Saturday rent.

Gettysburg is not Harrisburg. There is no session calendar as the first sentence. It is not York. There is no plant belt at that scale. It is not Chambersburg. There is no Letterkenny gate as the defining book. A “we are basically cheaper Harrisburg” slide will not stand in for a quiet February week that includes a dark visitor center and a campus that is between sessions.

Add four Adams nouns a capitol page would skip: the National Cemetery as a civic caption inbound buyers mention and still cannot price, Little Round Top as a photograph rather than a customer file, the apple harvest as an ag spike, and the Eisenhower National Historic Site as a second park overlay. Those names are texture. They are not the CUA.

Adams County tickets, an NPS clock, and a borough lease

Pennsylvania contractor and professional licenses sit on their own calendar. A Dauphin County ticket from a Harrisburg buyer is not an Adams County qualifying agent. A Maryland license from a Frederick buyer is not a Pennsylvania ticket. Name the occupational map you actually invoice.

CUA assignment and any park commercial-use language belong in week one if the book lives on the battlefield. WellSpan credentialing is a separate desk from an NPS authorization. A Biglerville license is not a Gettysburg borough receipt. Littlestown adds a clerk. Diligence here fails on a Harrisburg buyer who priced Adams County as a cheaper session satellite more often than it fails on the monument photograph. Labor leaks north toward Harrisburg wages on some professional desks and south toward Frederick on others. Write that wage before the first tour.

SBA can fit a documented inn or clinic when a manager wage is already real and a February exists on the P&L. Single-CUA gift shops and single-weekend reenactment books usually need more equity. Use the sale-prep roadmap to split park concessions versus college hospitality versus Biglerville trades before anyone writes a teaser.

Prepare two years of weekly sales that include a February midweek and a week the park calendar is quiet. Name the CUA share, the wedding share, and the person who already opens when the tour buses stay home.

Isolate a reenactment weekend before anyone prices Steinwehr

Walk the CUA shop first if that is the asset. Two visitor accounts, one anniversary-year spike pulled out of the run rate, a second named operator already on the authorization conversation, and no July Saturday stuffed into the P&L. Assignment language sat with counsel before the first buyer call. The inbound number a Harrisburg hospitality buyer wanted would have underpaid that concession and still failed the park.

Walk the Steinwehr room next if that is the asset. A reenactment weekend can fill every seat. The lease still needed assignment. The manager who could hold a February Tuesday had already taken a job in Biglerville. That is the hospitality deal — not the cannon photograph.

Walk a Littlestown HVAC route as a third texture. First-ring rooftops, a borough desk that is not Gettysburg’s, and a second lead already opening. Recurring service, not a one-phase inn restoration.
