It does not get an Alliance warehouse multiple and it does not get a Dallas Uptown professional multiple. Underwrite the sports calendar as a spike.
Alliance, airframes, three Tarrant textures
Alliance Airport is the distinctive industrial product — an industrial airport, BNSF’s Alliance Intermodal, and a warehouse / e-commerce / trucking belt. Warehouse, manufacturing, and staffing that live on one integrator, one retailer DC, or one rail schedule are concentration. Meacham is a closer-in general-aviation and industrial field; do not price it as Alliance. A handshake with one DC manager is not an asset yet.
Aviation and defense — Lockheed Martin, NAS JRB Fort Worth, and the supplier belt — are a weekday payroll. Assignment and security language first. A book that only works because the founder knows one buyer on the airframe program is personal goodwill.
Tarrant County versus Dallas County is the first split. Fort Worth’s downtown, Near Southside, and Cultural District are a different office and hospitality texture from Dallas Uptown. The west and southwest residential belts are rooftop density. The north Alliance / I-35W box is logistics. Those three do not share a Sundance Square multiple. Dallas County files belong on the Dallas page unless the operations actually sit in Tarrant.

Dallas Uptown and Houston’s Channel stay on their own maps
Fort Worth is not Dallas. If the file is Uptown, Collin campuses, or DFW’s east side, start with Dallas. A Knox-Henderson dining room and an Alliance dock do not share a multiple because both sit in North Texas.
Fort Worth is not Houston. There is no Ship Channel on the Trinity. A buyer who only compared Fort Worth to “the other DFW city” still has to underwrite a Tarrant desk and a defense clause that may not assign.
Intermodal leases, a JRB badge, two county lines
Tarrant cities do not share one occupational receipt. A Benbrook license is not a North Main ticket. Qualifying agents for Texas contractor licenses do not ride along because the vans already know I-35W. Alliance leases, Lockheed quality language, and NAS JRB access belong in week one of diligence.
If the founder still holds the only DC or airframe relationship, the Tarrant book is still one airframe hallway until an Alliance lead is on the roster. Stockyards and Sundance leases can refuse a transfer. Diligence here fails on a Dallas buyer who priced Tarrant as cheaper Uptown more often than on the Alliance photo.
Ready the Tarrant book while the Stockyards are a weekday
While North Main is ordinary, decide whether you are selling an Alliance logistics book, a Lockheed-adjacent manufacturing file, a west-side rooftop route, or a Stockyards hospitality room. Staff a second dispatcher. Split monthly sales so a sports week, a DC peak, and a quiet White Settlement Tuesday can be read apart. Pull badges, occupational licenses, and the top-ten customer share before anyone tours on a perfect cattle Saturday.
Use the sale-prep roadmap as a working list. On the market, docks go to operators who already understand an intermodal calendar. West-side trades and clinics go to owners already in Tarrant. Transition is local: the badge, the qualifying agent, and the Tarrant desk have to survive the handoff.
Operators already in Tarrant adding a second crew already know I-35W time and the difference between Alliance and Sundance. Inbound logistics and defense buyers show up because the industrial airport and Lockheed photograph well. They still underwrite a Texas contractor license and a Tarrant desk the same way a local does. A cattle-postcard slide does not stand in for a quiet February week when the Stockyards postcard is not the P&L.
Arlington, Grand Prairie, and Mansfield already share this Tarrant labor pool on some books. They do not share a Stockyards Saturday rent.
