Provider bench is thinner than Santa Rosa or the Bay Area. Recruiting a replacement in Humboldt County is part of the file. Tertiary cases already leak south on 101; isolate that leak.
Eureka is not Santa Rosa. There is no Wine Country tasting calendar as the first slide and no Sonoma professional stack. Write the bay, the campus, and the redwood leftover. Do not stamp a Fourth Street Santa Rosa multiple on an F Street shop. 101 south is a leak that takes hours, not minutes. Those hours are a wage and parts-lead-time fact. They are not a Wine Country comparable.
North Coast buyers who already invoice Arcata and Fortuna
Operators already in Eureka, Arcata, or Fortuna add a second crew or a second suite. They already know an Old Town lease from a Fortuna rooftop route and they will not pay a Santa Rosa tasting-room multiple for a McKinleyville shop.
Inbound hospitality and healthcare buyers — including owners already in Santa Rosa or already driving 101 out of the North Bay — show up because the redwood photograph well. They still underwrite a city of Eureka license, a Humboldt County coastal desk, and a January occupancy trough the same way a local does. A “redwoods are the next wine-country spillover” slide does not stand in for a fog Tuesday when Old Town is just a local street.
Trade buyers look at wet-coast rooftops and a parts calendar that already assumes 101 delay. They will not treat a July park Saturday as a twelfth of the year.
SBA shows up on documented neighborhood routes and clinics when a manager wage is already in the numbers. One-park books and one-campus vendor lists need more equity than an Arcata HVAC route.
Timber leftovers, a bay lease, and a Santa Rosa buyer who skipped the 101

Pricing a redwood-and-bay book without a Wine Country multiple

Building a Humboldt file that still works when the visitors leave
Name the product first: a bay hospitality room, a campus-adjacent shop, a medical panel, or a wet-coast route. Those four do not share a teaser. Put a second person on the schedule. Map which share of sales is park-adjacent, campus-adjacent, and a quiet January midweek. Write Humboldt County on page one so no one routes this to Santa Rosa.
Then pull every city certificate, harbor or coastal file, the top-ten customer share, and monthly sales that include a non-park stretch and a campus-thin month. If one visitor cluster or one campus account is a double-digit share — and on Old Town it often is — isolate it. Get assignment, insurance, and lease language in front of counsel before anyone tours on a perfect redwood Saturday.
