Atlanta buyers fly over, eat on Dawson Road, photograph the Flint, and decide Albany is a quieter south-Georgia town with a base. That Saturday is the miss. Marine Corps Logistics Base Albany is a maintenance-and-logistics depot, not a flying wing. Phoebe Putney Memorial Hospital keeps a regional census that already draws from southwest Georgia. Peanuts, pecans, and cotton on the Dougherty County edge are a real weekday engine. The 1994 flood is a still-live elevation file. Leesburg, Putney, and the US 19 / US 82 box already share this labor pool. They do not share a Dawson Road Saturday rent. This is not Dothan’s Wiregrass-and-Novosel mix and it is not Valdosta’s interstate freight story.

Phoebe Putney is the civilian medical engine — a regional hospital that already draws from southwest Georgia, and a medical file that does not depend on a base Saturday. Price the practice as a regional-hub clinic. It is not Emory and it is not SGMC’s Valdosta campus as the whole comparable.

Construction and HVAC on Leesburg rooftops are density. Recurring service beats a one-phase riverfront rehab. A closed or reduced plant line is history, not a run rate.

If one MCLB prime, one sheller, or one flood-rebuild year is a double-digit share, name it. Earn-outs show up there. Seller financing shows up when the depot file is the long pole. Hartsfield, Moody, and Fort Moore stay on their own maps

Albany is not Atlanta. There is no Hartsfield cargo sort and no ITP / OTP sprawl. An I-285 multiple does not ride US 19.

Albany is not Valdosta. There is no Moody flying wing and no I-75 snowbird hotel stack. Albany is not Columbus. There is no Chattahoochee infantry post as the defining book. We will not fold a Flint-and-MCLB file into Fulton County or Lowndes County to chase a south-Georgia URL.

A buyer who only compared Albany to “the other south-Georgia military town” still has to underwrite a Dougherty desk and a depot clause that may not assign.

Depot badges, two county tickets, a 1994 elevation file

Dougherty and Lee do not share one occupational receipt. A Leesburg license is not a Dawson Road ticket. Qualifying agents for Georgia contractor licenses do not ride along because the vans already know US 82. MCLB badge lists, farm-labor overlays, and flood files belong in week one.

If the founder still holds the only prime or sheller relationship, the Dougherty book is still one sheller hallway until a Leesburg lead is on the dispatch board. Phoebe Putney credentialing is its own calendar. River-adjacent leases can refuse a transfer. Diligence here fails on an Atlanta buyer who priced Dougherty as cheaper south more often than on the depot photo.

Straighten the Flint book while the depot is between resets

While the next reset cycle is still months away, decide whether you are selling an MCLB-adjacent logistics book, an ag-processing file, a Phoebe panel, or a Leesburg rooftop route. Staff a second dispatcher. Split monthly sales so a harvest week, a depot reset, and a quiet Putney Tuesday can be read apart. Pull elevation files, occupational licenses, and the top-ten customer share before anyone tours on a perfect Chehaw Saturday.

Use the sale-prep roadmap as a working list. On the market, docks go to operators who already understand a depot calendar. Dougherty trades and clinics go to owners already in this county. Transition is local: the badge, the qualifying agent, and the county desk have to survive the handoff.
