Troy Regional and Troy University write the two paychecks every other Pike County shop has to live with. A clinic manager, a College Street GM, and a lead tech who can keep a US-231 fleet moving already know what a hospital shift and a campus job pay. They will not take an owner draw and call it a salary. Trojan Arena, Murphree Hall, and the faculty overlay move some hospitality wages in the fall. They do not set January. Pike County’s peanut-and-timber leftover still trains equipment techs that inbound buyers treat as a generic Wiregrass caption. That skill is real. It is not Dothan’s Fort Novosel aviation wage and it is not Montgomery’s Maxwell-Gunter or Hyundai supplier wage.
Nothing here replaces an Alabama attorney, a CPA, or a licensing board. Ask them before anyone signs a letter of intent.
Campus payroll and Troy Regional as the wage setters
Troy University is a mid-sized public campus in a small city — payroll, a student hospitality file, and a faculty overlay that is not Auburn’s Saturday and not Alabama State’s capitol-campus mix. Fall move-in, homecoming, and a Trojan football Saturday help restaurant and retail rooms near campus and the Town Square. Summer session is quieter. A College Street room that only looks good in October is still a seasonal file.
Troy Regional keeps the medical, accounting, and insurance demand that does not depend on a Saturday. Provider bench is thinner than Montgomery or Dothan. Recruiting a replacement in Pike County is part of diligence. A practice that is really one campus-family or one hospital-leak book is a concentration file. See the medical practice guide.
Pioneer Days, harvest weeks, and a packed Trojan Arena night are spikes. Year-round Pike households and hospital staff are the durable demand.
Pike County on 231 without an interstate
US-231 is the spine — north toward Montgomery, south toward Ozark and Dothan — with no interstate through town. US-29 toward Andalusia is a second leak. The US-231 bypass already splits pass-through auto-repair from Town Square rooms. Troy Municipal Airport is a utility field. The Conecuh River sits on the drainage map more than the brochure map; it matters when a construction crew claims county-wide coverage and cannot name a job across it.
Brundidge is the peanut-and-rooftop edge. Banks is a highway town. Goshen and Luverne sit on their own rooftop files. Brantley and the Coffee County edge toward Enterprise leak a little labor. Those textures do not share a homecoming rent. The Pike County Courthouse and the Pike Pioneer Museum are weekday civic facts, not multiples.
Charles Henderson’s leftover civic gravity and the Town Square weekday still look like a county seat, not a campus-only town. Buyers who only walked College Street on a homecoming Saturday will misprice a Brundidge shop and a clinic in the same afternoon. A campus-night crowd is not a Ross Clark Circle patio.
Troy is not Montgomery. There is no dome, no Maxwell-Gunter gate, and no Hyundai supplier park. Troy is not Dothan. There is no Fort Novosel flight school and no two-hospital Wiregrass hub. Proximity on 231 is drive time. It is not a Montgomery County multiple and it is not a Houston County multiple. US-231 leaks labor both ways; that wage belongs in the model before the first tour.
Trojan-adjacent books that transfer — and those that do not
A successor can run a campus-edge dining room when a full year is already in the book, including a student-break February and a non-homecoming Tuesday. Trades transfer when a second lead already opens and the customer file is not one west-edge builder or one campus renovation year. Recurring service on occupied rooftops beats a one-phase book. Professional rooms transfer when clients call the firm after the founder leaves. A hospital-adjacent suite and a College Street dining room do not share a homecoming rent.
Owner-held files are the ones that only work because the founder knows every Greek-weekend vendor, holds every campus PO, or is still the only person in the HVAC truck. Those books can sell after a year of depth — use the sale-prep roadmap — or they sell as jobs.
Alabama trade tickets and professional boards keep a Pike County clock that a Montgomery capitol story does not set. A Pike County qualifying name does not ride into the buyer's Alabama packet because the campus already knows the vendor. Campus vendor lists, hospital credentialing, and insurance minimums belong in week one.
Pricing Pike files without borrowing Dothan math
A Troy University-adjacent restaurant or retail book that already opens without the founder needs a full year that includes a quiet summer — plus a student-cycle haircut if October is the only good month. A one-homecoming-year room is a spike. A Pike County HVAC or auto-repair route that already opens without the founder is density and a lead-tech wage. A Troy Regional-adjacent suite with a second provider can open a stronger conversation when patients already call the practice.
Most owner-operated Pike County shops still price on SDE. Multi-crew trade groups and multi-provider practices can open EBITDA. The valuation guide is the framework. The local file type is the number. A Trojan weekend is a spike. A quiet Goshen Tuesday is the file. Banks rooftops fold here. They do not get a Houston County multiple because someone said “Wiregrass.” If the founder still holds every campus relationship, the Pike County file is still a founder campus handshake until a second name can hold Troy University.
Earn-outs show up when one campus calendar or one harvest year is a double-digit share. Seller financing is common when the student cycle or the lease is the long pole. SBA works on documented books after a manager wage is already in the model.
We will not paste a Montgomery capitol multiple or a Dothan post-and-peanut multiple onto a Pike County shop. Brundidge and Banks share this buyer pool. They do not share a homecoming-weekend rent.
Seller habits that hurt Troy closings
They treat US-231 as “the next Wiregrass play.” Two years of weekly sales that include a quiet summer session beat that slide. Drive time to Maxwell or to Novosel does not convert a Troy file into those multiples.
They annualize homecoming, Pioneer Days, and harvest weeks. Isolate them. A book that only worked one Trojan football year is a history lesson.
They skip the occupational map. A Brundidge license is not a College Street receipt. Goshen and Luverne do not get a Dothan multiple because someone said “Wiregrass.”
They invite a Montgomery buyer who priced Pike as a Wetumpka satellite. Diligence fails on that assumption more often than on the campus photo. Split campus hospitality, neighborhood trades, and medical before anyone picks a number.
They leave every campus relationship in the founder’s phone. If the owner still holds those names, you are selling a job. Put a lead on the schedule or price the job.
They also forget that a Pike County occupational license, a campus vendor list, and a Troy Regional credential are three calendars. A buyer who only drove in from Luverne for lunch will still need those desks named. Transition is local: the qualifying agent and the Pike desk have to survive the handoff. In 2026 most of these shops still price on SDE because the founder is still the company. That is fixable. It is not a reason to borrow a Dothan festival multiple.

Frequently Asked Questions
Do I need a Troy storefront for you to list a Pike County business?
No. Pike files run from Spring Hill. The first call names Troy University, Troy Regional, and whether the book is a campus room, a clinic, or a Brundidge trade.
Is Troy valued like a smaller Montgomery?
No. Montgomery is the capitol, Maxwell-Gunter, and Hyundai. Troy is a campus town on US-231 with a thin hospital node. Those are different labor markets and different multiples.
Does a Trojan Saturday change my dining-room asking price?
It changes October and homecoming. Buyers will still ask for a quiet summer session and a week the team is on the road before they talk SDE.
Are Brundidge and Banks separate listing markets?
They sit here. Same buyer pool, different tickets and rents. A College Street dining room and a Brundidge HVAC route are not the same file.
Will SBA finance a campus-adjacent Troy restaurant?
A Pike County room with a GM wage already in the model helps. Campus concentration and a lease that only works in football season slow the file. Isolate the calendar before you apply.
Is this Dothan’s Wiregrass market because peanuts grow here too?
Dirt is related. The weekday product is not. Dothan is two hospitals and a helicopter post. Troy is Troy University and Pike rooftops. We do not share a Houston County multiple.
