The ranch invoice on US-40 never needed a gondola receipt. Hay, cattle, and a Routt County weekday already sit in books that inbound Front Range buyers keep replacing with a powder Saturday. Howelsen Hill and the Steamboat ski mountain are real overlays — they pack hotel, restaurant, bar, and retail rooms when the snow is good. They are not the year. A May shoulder on Lincoln Avenue is the file. If the desk is DIA and the Tech Center, start with Denver. This page does not invent a Vail listing.

This file is Steamboat Springs, Hayden, Oak Creek, and the Routt County box that already shares this labor pool. Clark and the north county ranch edges sit here when the invoices already say so. UCHealth Yampa Valley Medical Center keeps weekday medical demand that does not depend on a powder Saturday. Provider bench is thinner than Denver or Fort Collins. Steamboat is not Denver. There is no DIA inbound professional belt and no Tech Center rent. It is not Fort Collins. There is no CSU enrollment engine at that scale and no I-25 Front Range density. It is not Grand Junction. There is no Piceance boom-bust as the first sentence and no I-70 valley stack.

HDN seasonal arrivals are a spike, not a DIA comparable

Yampa Valley Regional Airport (HDN) is a seasonal inbound door — winter arrivals, a thinner summer, and a Hayden-adjacent commercial texture. It is not DIA. A lodging book that only looks good when the jet bridge is full is a flight-schedule file. Isolate it.

SBA works when sales are documented and a manager wage is already modeled. Powder-only rooms and one-builder ski-cabin books usually need more equity and a seller note. Earn-outs show up when one snow year, one HDN winter, or one ranch contract is a double-digit share.
