A Lake Cumberland slip that will not assign is the Somerset listing. Burnside keys and Highway 27 remain — not a Lexington horse or Keeneland tent file.

The marina would not assign the successor until a slip packet named someone other than the Burnside-road owner who still walked the dock. Until the lake operator will accept a new entity — insurance minimums, a second approved contact, and any Corps-adjacent language the reservoir actually uses — the water book is a person. Counsel learned it after the buyer had already priced Monticello Street as if a Lexington Keeneland tent transferred the way a Pulaski County hotel key does. A Lake Cumberland slip does not move that way. That is the Somerset problem this page exists to name. Burnside is a dock town. Highway 27 is the commercial spine. This file is Pulaski County. It is not an Inner Bluegrass listing.

If the founder still holds the only name the slip office will call, treat that water book as a person until a manager already carries those keys. Earn-outs show up when one lake year is a double-digit share. Seller financing shows up when the slip file is the long pole. Neither instrument repairs a packet the marina will not sign.

A Lexington inbound who underwrote this as a cheaper Bluegrass satellite will ask the wrong first question. They want a UK Health multiple and a Keeneland overlay. Somerset does not have a horse calendar as the defining book. Write the lake and the Pulaski County rooftop. Do not paste a Hamburg January onto a Burnside week.

Burnside keys versus a Pulaski County rooftop

Burnside is the dock product most buyers came to photograph. Hotel keys, restaurant rooms, and retail doors on the lake road transfer when a January midweek is already in the book. Isolate July, August, and a single large holiday month.

Highway 27 is the commercial spine through Somerset — not a reason to borrow a Lexington multiple. Drive time north toward the Bluegrass belongs in a wage and working-capital model. It does not convert a Science Hill HVAC route into a Fayette County file. Lexington keeps its own page.

Neighborhood trades still write the book that survives February. HVAC and construction on first-ring and mainland rooftops in Science Hill and Nancy trade when a second lead already opens. Pulaski clerks, a Corps clock, and a Highway 27 leak

Kentucky contractor and professional licenses sit on their own calendar. A Fayette County ticket from a Lexington buyer is not a Pulaski County qualifying agent. A Tennessee license from a Knoxville inbound is not a Kentucky ticket. Name the clerks you actually invoice.

Marina assignment belongs in week one if the book lives on the slip. Commercial-use language on the lake road, a Burnside occupational license, and any property-management agreement that still names the founder sit on other desks. A Burnside license is not a Somerset city receipt. Wayne and Russell add a clerk and a different visitor mix when the invoices already prove that dock. Diligence here fails on a Lexington buyer who priced the lake as a cheaper Bluegrass satellite more often than it fails on the houseboat photograph. Labor leaks north toward Lexington wages and south toward Knoxville plant pay. Write that wage before the first tour.

Bowling Green is a different south-central desk — a Corvette plant, a Western Kentucky Hill, a different I-65 wage. Richmond is an EKU campus file. Neither is a Lake Cumberland concession. A buyer who only compared Somerset to “the other Kentucky lake town” still has to underwrite this slip and this Pulaski lease.

SBA can fit a documented inn or a mainland trade route when a manager wage is already real and a February exists on the P&L. Single-season dock shops and single-concession marina books usually need more equity. Use the sale-prep roadmap to split lake work versus Pulaski rooftops versus Highway 27 trades before anyone writes a teaser.

Prepare two years of weekly sales that include a February midweek and a week the lake calendar is thin. Name the marina share, the holiday share, and the person who already opens when Burnside is quiet.

Isolate a holiday-weekend lake before anyone prices a Somerset inn

Walk the marina shop first if that is the asset. Two slip accounts, one holiday year pulled out of the run rate, a dock lead already on the floor, and no Memorial Day Saturday stuffed into the P&L. Assignment language sat with counsel before the first buyer call. The inbound number a Lexington hospitality buyer wanted would have underpaid that concession and still failed the slip.

Walk the Somerset inn next if that is the asset. A July Saturday and a houseboat weekend can fill every key. The lease still needed assignment. The general manager who could hold a February Tuesday had already taken a job in Science Hill. That is the hospitality deal — not the lake photograph.

Walk a Nancy HVAC route as a third texture. Mainland rooftops, a Pulaski desk that is not Burnside’s, and a second lead already opening. Recurring service, not a one-phase marina restoration.

Most owner-operated Somerset shops still price on SDE in 2026. A multi-inn group or a diversified property-management book that already runs more than one lake season can open EBITDA. A one-July shop is a spike. Holdbacks belong on receivable quality and any open slip item.

Nancy and Science Hill share the labor pool, not the dock rent

Nancy and Science Hill sit on this labor pool. They do not share a Burnside dock rent. A Science Hill auto repair year and a Burnside cottage book are different occupancy stories. Do not paste a Keeneland January onto either one. General Burnside Island State Park is a visitor overlay a pure Pulaski rooftop town would not have. Holiday weekends and a houseboat season help rooms. Isolate them. Somerset Community College keeps a weekday that does not wait on a slip Saturday. It is not a UCA-scale campus and it is not a reason to annualize a move-in week. The Wolf Creek Dam / Corps clock is operating paper on the lake — not a Lexington comparable and not a reason to date a teaser before counsel reads the slip.

Somerset is not Lexington. There is no Keeneland tent as the first sentence. It is not Bowling Green. There is no Corvette plant as the defining book. It is not Richmond. There is no EKU basketball Saturday as the first slide. A “we are basically the cheaper lake” slide will not stand in for a February week that includes a marina between seasons and a Monticello Street that is not hosting a holiday weekend.

Add four Somerset nouns a Lexington page would skip: General Burnside Island as a visitor overlay, the Somerset Community College weekday as a thin campus fact, Lake Cumberland Regional as the medical floor that ignores the boat, and the Cumberland Parkway as a wage leak rather than a Bluegrass comparable. Those names photograph. They are not the slip.
