A buyer who only toured the National Corvette Museum and ate near the Hill on a home Saturday will leave thinking Bowling Green is a car-weekend hospitality town that happens to sit north of Nashville. That visit is the miss. General Motors’ Bowling Green Assembly runs a weekday plant payroll the museum gift shop never shows. Western Kentucky University on the Hill fills restaurants and hotels when students are in town. Med Center Health keeps a clinic census that ignores both. Cave City and Mammoth Cave leak some weekend rooms north. They do not convert a Smiths Grove HVAC route into a Louisville tourism multiple. A Tuesday after finals, a non-changeover plant week, and a quiet Plano rooftop night are the file.

Get the Warren County book honest before the next home Saturday

Skip a countdown calendar. While the changeover is still months away, decide whether the asset is a plant-adjacent industrial book, a Hill hospitality room, a Med Center panel, or a neighborhood route. Staff a second lead. Split monthly sales so a Corvette weekend, a WKU home date, and a quiet Oakland Tuesday can be read apart. Pull occupational licenses and the top-ten customer share before a buyer asks. Get assignment in front of counsel while you can still fix a gap.

Use the sale-prep roadmap as a working list. On the market, docks go to operators who already understand a plant calendar. Warren County trades and clinics go to owners already in this county.
