Pismo, Avila, and Morro Bay are the visitor overlay. Hotels, pier rooms, and a summer Saturday help. January midweek and a fog Tuesday are the test. A butterfly-month or a holiday weekend is a spike. Santa Barbara and north-county owners look for a Cal Poly desk they already drive. They still underwrite CSLB and a coastal lease the same way a local does. A “the 101 coast is one market” slide cannot paper over weekly Cal Poly books that include a quiet January.

A book that only worked one Diablo contractor window is a spike. 101 labor leak toward Santa Barbara and north toward the Salinas Valley is a wage fact. That highway does not turn SLO into a Montecito multiple or a Bakersfield industrial multiple. Housing and a binder a lender will accept belong in the data room.

Owner-operated SLO shops still price on seller’s discretionary earnings. That is the language for a Higuera dining room, a single-door hotel-services book, an Atascadero HVAC route, and most professional suites. You add back owner pay. You do not treat graduation weekend or a Pismo July Saturday as the year.

Then pull every occupational license, the coastal permit file, the top-ten customer share, and monthly sales that include a quiet January and a week the campus is between quarters. If one university PO or one pier season is a double-digit share, isolate it.
