A buyer who only climbed the Golden Spike Tower on a clear Saturday will leave thinking North Platte is a railroad museum town with a Buffalo Bill gift shop. That afternoon conceals the week. Union Pacific’s Bailey Yard still classifies more cars than any inbound slide admits. I-80 storms fill hotels that look empty in a dry January. NebraskaLand Days and a Scout’s Rest Ranch tour pack Dewey Street for a handful of summer days. The Tuesday after a quiet classification cycle, a midweek at Lake Maloney when the ice-fishing crowd is gone, and a Hershey rooftop route that never sees a tower ticket are the file. If you priced the city from Iron Horse Park photos, you already missed the P&L.

If one yard account, one overtime year, or one visitor cluster is a double-digit share, name it. Earn-outs show up there. Seller financing shows up when the vendor list or the winter file is the long pole. North Platte is not Kearney. There is no University of Nebraska at Kearney as the defining payroll and no Sandhill crane March as the defining visitor week. The Archway is Kearney’s postcard. Bailey Yard is this city’s weekday machine. Drive time on I-80 is a leak. It is not a Buffalo County multiple.

North Platte is not Lincoln. There is no State Capitol and no Memorial Stadium. A Haymarket patio and a Dewey Street diner do not share a session-weekend multiple because both sit in Nebraska.

Scottsbluff is the other Nebraska conversation inbound buyers mash together. That Panhandle town sits on US-26, not I-80. It has Scotts Bluff National Monument, Gering as a twin city, sugar-beet leftover, and Regional West. There is no Bailey Yard there. Do not average a classification-yard file with a monument-and-beet file because both sit west of Kearney.

A buyer who only drove in from Ogallala for lunch still needs the Lincoln County desk named. I-80 leaks labor both ways. That wage belongs in the model before anyone signs. A Cheyenne overnight and a Kearney crane week are other people’s files. Union Pacific’s steam-shop leftover and the Golden Spike visitor center are texture. They do not convert a Hershey hotel into a Lancaster multiple. Pull vendor-list status and the top-ten customer share before a buyer asks. Get railroad-access and assignment language in front of counsel while you can still fix a gap.
