Cranes fill March; February still has to pay the note. Second Avenue is a February Tuesday before it is a crane week. The University of Nebraska at Kearney is still between sessions. CHI Health Good Samaritan keeps the civilian night payroll. I-80 is already moving toward Grand Island and toward Lexington. The Great Platte River Road Archway is a pass-through postcard, not a run rate. The file is Kearney, Gibbon, Riverdale, and the Second Avenue / I-80 box. They do not share a downtown 21st Street rent.

Sandhill cranes turn March into a different occupancy along the Platte — Rowe and the blinds west and east of town. Loper weekends help rooms near campus. Summer session is quieter on the quad and, in March, louder in the blinds. Lincoln and Grand Island do not fold here to chase a central-Nebraska URL.

If the file is Hall County packing, cold storage, and the State Fair, start with Grand Island. If the file is the Capitol, UNL, and Memorial Stadium, start with Lincoln. Fall move-in and Loper weekends help restaurant and retail rooms near campus and downtown. A University Drive room that only looks good in October is still a seasonal file if crane month is not in the book. Year-round residents and Good Samaritan staff are the durable demand.

Hotels that survive a Tuesday in February are a real product. A hotel that only looks good when the blinds are full is overlay. A hotel that “covers the year” and is really March-plus-Loper weekends is a coverage story.

Kearney is not Grand Island. There is no kill-floor payroll as the defining story. It is not Lincoln. There is no Capitol session and no Memorial Stadium as the first slide.

Good Samaritan panels versus UNK move-in

Healthcare and professional services are the stickier civilian file. Medical practices at Good Samaritan and accounting books that already serve year-round Buffalo County households are a product. Healthcare buyers look at Good Samaritan panels when patients already call the clinic. A Good Samaritan-adjacent clinic is provider bench and recare. Hospital credentialing belongs in week one on medical books.

UNK summers are quieter on the quad. Map monthly sales. A University Drive dining room that only works in October is a seasonal file.

Grand Island packing multiples stay in Hall County

Inbound Lincoln or Grand Island owners looking for a cheaper I-80 desk still underwrite a Nebraska license, a crane calendar, and a UNK summer the same way a local does. A “central Nebraska is one market” slide is not a substitute for I-80 and UNK weekly receipts that include a quiet February. We do not borrow a Grand Island packing multiple or a Lincoln Capitol multiple for a Buffalo County truck.

Operators already in Kearney, Gibbon, or Riverdale add a second room or a second truck. They already know I-80 time and which March fills the blinds. Hospitality buyers look at Second Avenue hotels when the year includes a non-crane month. They will not pay a March premium for a room that empties in January.

SBA shows up on documented Main Street books when a manager wage is already in the numbers. Crane-season rooms often need more equity.

Kearney is not a meatpacking labor story. If the book is Hall County plant-adjacent haul, it belongs on the Grand Island page.

Crane blinds as a March overlay only

Sandhill cranes and the Archway are the distinctive visitor product. Mid-March along the Platte fills hotels, dining rooms, and a slice of downtown that a pure campus town would not have. Those weeks stay isolated. The Archway is I-80 pass-through, a family Saturday, and a storm-night overflow. It is not a run rate. A Tuesday in February on 2nd Avenue is the file.

I-80 is the freight and overnight spine — east toward Grand Island and Lincoln, west toward Lexington and North Platte. Some rooms are truck and storm overlay. They are not a packing-shift diner and they are not a Lincoln session lunch. A truck that claims “the I-80 corridor” and only works one Kearney crew is a coverage story.

Crane week and Archway Saturdays are diligence. Isolate mid-March occupancy. Isolate a storm-night overflow on I-80.

Gibbon hotels versus Riverdale rooftops

Gibbon is the crane-and-grain edge. Riverdale is rooftops. A Gibbon hotel week and a Riverdale HVAC route still price as different products. HVAC, construction, and landscaping follow occupied rooftops and a short Nebraska landscape season. Recurring service beats a one-phase west-edge subdivision. A Riverdale HVAC or landscaping route that already opens without the founder is density and a short season.

Kearney, Gibbon, and Riverdale are different occupational maps. A Gibbon license is not a 21st Street receipt. Nebraska trade tickets and professional boards keep a Buffalo County clock that a Lincoln book does not carry. Qualifying agents do not transfer because the buyer already works Lincoln.

Owner-operated Kearney shops still price on seller’s discretionary earnings. That is the language for a Second Avenue hotel, a downtown dining room, a Riverdale HVAC route, and most accounting suites. You add back owner pay. You do not treat crane week as a twelfth of the year.

EBITDA opens when a multi-site hospitality group or a multi-provider clinic already runs without the founder. A room that already has a GM and a full-year P&L can support that conversation. A March-only inn cannot. See the valuation guide.

Earn-outs show up when one crane month, one UNK term, or one I-80 storm cluster is a double-digit share. Seller financing is common when the occupancy calendar is the long pole.

If the founder still works every March weekend from the front desk, you are selling a job until a GM is on the schedule. Gibbon and Riverdale share this buyer pool. They do not share a 21st Street rent.

Diligence here fails on a Lincoln buyer who priced Kearney as a smaller Husker town — or a Grand Island buyer who priced it as a packing suburb — more often than on the crane photo. Prepare with the sale-prep roadmap. Split campus rooms versus I-80 hotels versus Good Samaritan versus rooftop trades before you pick a number.

Name the product: a campus room, an I-80 hotel, a Good Samaritan panel, or a rooftop route. Put a second person on the schedule. Map which I-80 exits and which academic months you actually work.

Then pull every occupational license, the top-ten customer share, and monthly sales that include a quiet February and a week that is not crane week. If one March or one UNK term is a double-digit share, isolate it.

On the market, we take hotels to operators who already understand a crane-and-campus calendar and neighborhood files to trade owners already in Riverdale. Seller financing shows up when the calendar is real. In 2026 most owner-operated Kearney shops still price on SDE. Multi-site hospitality and multi-provider clinics can open EBITDA. Transition is local: the qualifying agent, the March staffing plan, and the city desk have to survive the handoff.

A buyer who only walked Second Avenue in mid-March will misprice a Riverdale HVAC route and a campus dining room in the same afternoon. Grand Island’s packing gate is not this page. Lincoln’s stadium is not this page. A quiet February Tuesday is the file. Crane week is a spike. A Loper Saturday is not a Good Samaritan clinic day.
