A Hartford insurance buyer drove down I-95 last June, walked Bank Street on a Saturday when Cross Sound Ferry traffic backed up at the Gold Star Bridge, sat a restaurant, and offered a Gold Building-adjacent number before anyone pulled February. The same week a Groton manufacturing vendor asked why his hull-adjacent book should not match that dining room — both sat in the New London–Groton box. They were not the same file.

Walk the Bank Street room first. Ferry plates, a commissioning week at the Coast Guard Academy, and a Foxwoods Saturday can fill every seat. The lease still needed assignment. The GM who could hold a quiet February Tuesday had already taken a job in Waterford. That is the deal — not the submarine photograph from City Pier.

Walk the Groton shop next. General Dynamics Electric Boat, a hull number, a clearance path, and a shop lead already on the floor. The customer file was two primes and one module year that had to be isolated. There was no casino Saturday in the P&L. Assignment, novation, and a facility-clearance path sat in week one. The inbound number the Hartford buyer wanted would have overpaid the dining room and underpaid the yard vendor.

Walk a Waterford HVAC route as a third texture. First-ring rooftops, a town desk that is not New London’s, and a second lead already opening. Recurring service, not a one-phase shipyard fit-out.

We ask for monthly sales that include a quiet February and a non-casino Tuesday, the top-ten customer share, every occupational license, and any clearance or assignment clause before the teaser goes out.

Inbound shoreline buyers still get the same package: two banks of the Thames, the badge path, and the wage that actually holds a lead tech. Local operators get the same honesty about Foxwoods Saturday and commissioning week — they help some rooms, and they are spikes.

In 2026 most owner-operated New London shops still price on seller’s discretionary earnings. Multi-crew trades and diversified yard vendors can open EBITDA. Transition is local: the Gold Star time, the qualifying agent, and the badge path have to survive the handoff.

A buyer who only walked Bank Street on a summer Saturday will misprice a Groton gate shop and a Waterford clinic in the same afternoon. Hartford’s Gold Building is not this page.
