The Hartford, Travelers, Aetna / CVS, and the still-dense carrier and insurance overlay, Bradley International instead of Logan, I-84 and I-91, and a Gold Building / downtown versus West Hartford / Farmington split are the facts. New Haven is a different coastal-and-Yale file; we will not fold it here to chase a URL.

What changes hands is a West Hartford professional suite that clients still call after the founder leaves, a consulting or IT book that already has more than one carrier, and a downtown restaurant that includes a quiet August. A tower that empties 10 percent is a spike.

The Connecticut River towns — Wethersfield’s historic grid, Glastonbury’s Main Street, and East Hartford’s Pratt-adjacent industrial leftover — do not share a Gold Building rent. Pratt & Whitney’s East Hartford campus is a named aerospace payroll some vendor books already invoice. Isolate a program year. Do not import a Bridgeport Sikorsky multiple onto that invoice.

Trinity College and the University of Hartford add small weekday rooms along New Britain Avenue and Bloomfield Avenue. They do not turn a Farmington agency into a college-town book. XL Center event nights help some downtown lunch rooms. They are not a run rate. A quiet August Tuesday when hybrid badges stay home is the file a successor has to staff.
