Session weeks stack State Street. August recess empties it. A successor who cannot hire at that insurance-and-government rate is buying a job with a For-Sale sign.

I-89, the Winooski floodplain, and Barre granite

Montpelier sits on I-89 between the Champlain valley and White River. Barre is granite and a different rent. Berlin is the hospital ticket. East Montpelier, Middlesex, and Northfield already share this labor pool. Waterbury, Vermont, is the western edge of this conversation — it is not Waterbury, Connecticut. Barre, Berlin, and the Winooski-edge towns sit here when the book already shares the State House wage.

The Winooski River is a flood overlay, not a postcard. A construction or landscaping book that only looks good the year after a flood is a spike. Ice and a closed 89 interchange belong in the year. They skip the town map. A Barre license is not a Montpelier receipt. Northfield is its own ticket. Waterbury, Vermont, is not a Connecticut comparable.

They invite a Burlington buyer who priced Montpelier as a cheaper lake town. Diligence dies on that slide more often than on the dome photo. Split government-adjacent professional, hospital-adjacent, and neighborhood trades before anyone picks a number.

They leave the founder holding every agency relationship until the tour. If the owner still walks every State House hallway, you are selling personal goodwill. Most Washington County, Vermont shops still price on SDE in 2026 because the owner is still the book. Fixable — not a reason to borrow a UVM multiple.

Barre’s granite sheds, Berlin’s hospital lot, and a State Street recess Tuesday are three different rent stories inside one I-89 labor pool.
