Sell a Business in Lima, Ohio

In Lima the transferable asset is an Abrams-plant badge, a refinery vendor list, or an Allen County route — not Toledo’s lake or Dayton’s Wright-Patt gate.

8 min read · Reviewed September 16, 2026

What actually transfers in Lima is a cleared or badged seat at the Joint Systems Manufacturing Center, a vendor slot the Husky / Cenovus refinery still honors after a change of control, or an Elida lead-tech who already opens the shop without the founder. The Lima Army Tank Plant that builds Abrams work is not a slogan. It is a gate, a quality system, and a program year. If the only person who walks a contracting officer is the seller, the buyer is purchasing a job until a second name sits on the badge.

University of Northwestern Ohio’s diesel and auto campus, Rhodes State College, the Allen County Fairgrounds, and Lima Allen County Airport (AOH) are weekday facts a Toledo lake buyer will not have priced. The Ottawa River flood overlay on some west-side boxes belongs in insurance week one. Lincoln Park and the Civic Center Saturday are civic texture. They are not a tank-plant multiple.

This essay is practical, not a license, tax, or environmental opinion. Put counsel on federal assignment and Ohio contractor language before anyone writes an offer.

The gate pass at the tank plant

Defense-adjacent manufacturing and staffing transfer when a plant lead already runs the floor and the customer file is more than one modification year. Facility-access language, quality-system certificates, and change-of-control clauses belong in the first data-room drop, not after a tour of Market Street. A shop that “supports the plant” and is really one program is a concentration file.

The refinery is the second industrial overlay — turnaround staffing, vendor construction, and a process-safety calendar a machine shop does not run. Isolate any year that only worked because one unit was down. Standard Oil leftover is context. It is not a 2026 run rate. Environmental and contractor-badge terms sit on their own desk.

Warehouse and trucking along the I-75 box are a real product when the dock is not one shipper. Recurring multi-customer vendor work beats a single-badge box. Prepare the split with the sale-prep roadmap before you pick a number.

Allen County between Toledo water and Wright-Patt

Lima is an independent I-75 industrial city in Allen County, not a suburb of Toledo and not a Dayton annex. The lake, the port, and the Jeep leftover live on the Toledo page. Wright-Patterson and the AFRL contractor parks live on the Dayton page. Close on the highway is a freight fact. It is not the same metro.

Findlay sits north on 75 as a process-shop and Cooper Tire leftover conversation. Bluffton and Ohio Northern leak some labor east. Wapakoneta leaks some labor south. Those textures share some drivers. They do not share a JSMC gate or a St. Rita’s weekday. Shawnee Township, Cridersville, Fort Shawnee, Delphos, and Spencerville already sit in this labor pool. City of Lima, Allen County, and Shawnee desks are different occupational maps. An Elida license is not a downtown receipt.

Lima Memorial and Mercy Health – St. Rita’s keep a civilian medical demand that does not wait on a defense overtime week. That bench is thinner than Franklin County and different from ProMedica’s Toledo belt. This is not a Cleveland Clinic tower story and not a Columbus growth essay. See Cleveland and Columbus only if the file actually lives there.

I-75 is why Lima sits on the freight map — north toward Toledo, south toward Dayton and Cincinnati. A truck that claims northwest Ohio and really runs one Lima crew needs that honesty on page one of due diligence.

Dining rooms, trucks, and clinic panels

Food and civic Saturdays. Downtown restaurant rooms pick up a Civic Center weekend and a fair week. Those days help. A quiet Allen County Tuesday is the year. See the restaurant guide. A patio that only works because the founder still expedites every shift is a job.

Trades on Elida and Shawnee rooftops. HVAC and construction that already open without the founder are density plus a lead-tech wage. Recurring service beats a one-phase apartment or a single plant-expansion book. Do not price an Elida route as if it were a tank-plant machine shop. Do not price either as a Findlay process vendor.

Hospital-adjacent healthcare. St. Rita’s and Lima Memorial panels transfer when patients already call the clinic. Provider recruiting in Allen County is part of the file. A practice that is really one plant-family book is concentration. See the medical practice guide and the accounting guide. Dental suites follow the same recare test.

UNOH’s student overlay moves some west-side rooms and some auto-adjacent services. Isolate move-in and a quiet summer. It is not a Columbus campus Saturday and not a tank-plant overtime week.

How an I-75 file gets financed

Most owner-operated Lima shops still price on SDE. Multi-crew industrial groups and multi-site medical books that already run without the founder can open EBITDA. The valuation guide is the math. The multiple follows badge depth and a quiet defense month, not an Abrams photograph.

SBA is usable on documented neighborhood HVAC and clinic files when a manager wage is already modeled. Single-program defense books often need more equity and counsel who have seen federal assignment before. Ohio qualifying agents do not transfer automatically.

Seller financing appears when the badge or the refinery vendor list is the long pole — the note keeps the seller in the handoff through the first quiet month. Earn-outs show up when one defense program, one turnaround year, or one shipper is a double-digit share.

A tank-plant-adjacent shop with a diversified prime-and-sub file can carry EBITDA when a plant lead already runs the floor. A one-badge box is concentration. A St. Rita’s-adjacent clinic is provider bench. An Elida HVAC route is density. A downtown restaurant that only looks good on a civic Saturday is a seasonal room. Elida and Delphos share this buyer pool. They do not share a downtown rent.

If the founder still expedites every tank-plant release from a pickup, build a lead wage into the ask. Do not wait until the first tour to invent that number.

Listing Lima without a Market Street office

We run Allen County outreach from Spring Hill, Florida. There is no Lima storefront, and the process does not require one. Industry-first buyers get the tank-plant file, the refinery-adjacent shop, or the Elida route named on the first call. We already treat Toledo, Dayton, and Findlay as separate conversations. We will not flatten Lima into any of them because I-75 looks continuous on a map.

A buyer who only drove Market Street on a Saturday will misprice a tank-plant machine shop and an Elida clinic in the same afternoon. A turnaround week is a spike. A quiet Allen County Tuesday is the file. I-75 leaks some labor toward Findlay and some weekend rooms toward Dayton. Name that wage before anyone signs.

The call that opens an Allen County file

Start with a valuation, your industry page, or contact. Call (352) 515-0226. Bring monthly sales that include a quiet defense stretch and a week that is not a refinery turnaround. That is the book we will take to market.

Frequently Asked Questions

Do you keep a physical office in Lima to sell an Allen County business?

No. Files run from Spring Hill, Florida. The first conversation names the tank-plant badge, the refinery vendor list, or the Elida route — not a Market Street storefront.

Is Lima just Toledo’s southern industrial park?

No. Toledo is a lake port and a Michigan-line desk. Lima is the Abrams plant and a refinery leftover on I-75. Highway minutes are not a shared metro.

Should a Dayton defense buyer use Wright-Patt math here?

No. Dayton is Wright-Patterson and AFRL. Lima is JSMC and a process refinery. Those are different gates, different primes, and different assignment files.

Where do Elida and Delphos sit in your process?

Inside this buyer pool. An Elida HVAC route and a tank-plant vendor still get different underwriting. They do not share a Civic Center Saturday rent.

Can SBA touch a Lima shop?

Neighborhood trades and clinics with clean books and a modeled manager wage can. One-program defense assignment and Ohio contractor licenses sit on a harder stack.

How should a buyer treat the tank plant in the model?

As a weekday overlay with a customer file. Diversified vendor work is a product. One modification year or one cleared founder is concentration. Isolate the spike.
