Sell a Business in Hilton Head Island, South Carolina

A Coligny shop, plantation ARB rules, and the 278 bridge — how Hilton Head trades without Savannah’s port or a Myrtle Beach strip multiple. ARB first.

The retail shop sat at Coligny, close enough to the beach that RBC Heritage week looked like a company and far enough from Sea Pines Circle that a March bike ride through Harbour Town would have been the wrong diligence. We rebuilt the year around a hot August Tuesday and a random January weekday. The inbound buyer who wanted “coastal luxury without Miami pricing” left after the first ARB letter. The buyer who already held a plantation vendor number stayed — after a GM wage sat on the August schedule, not just the March one, and Heritage week came out of the run rate. That is Hilton Head: a plantation-rule luxury island. It is not Savannah’s port-and-square file and it is not Myrtle Beach’s boulevard.

The same season we opened a Palmetto Dunes landscaping book whose work lived on one HOA relationship, and a Bluffton HVAC route whose customers already called the shop from the mainland. A Sea Pines hotel that needed every Heritage week to clear debt was a fourth ticket. Do not price a Harbour Town dining room, a Bluffton clinic, and a plantation landscape route as one lighthouse photo.

Nothing on this page is an HOA legal opinion, a named-storm insurance ruling, or a South Carolina contractor guide. The Town of Hilton Head Island, Beaufort County, and Bluffton write different receipts. A plantation covenant can still refuse the use after both desks say yes. Match the door to the covenant.

The Coligny shop Heritage week could not carry into August

Plantation HOAs and architectural review are the distinctive friction. Sea Pines, Palmetto Dunes, Hilton Head Plantation, Shipyard, and the other planned communities can set use, signage, hours, landscaping, and sometimes the buyer. A license from the Town of Hilton Head Island is not a plantation approval. Put both in week one. A book that only works because the founder still sits on one ARB relationship is personal goodwill.

Luxury tourism and golf are the run rate — hotels, restaurants, golf courses, tennis, and retail at Harbour Town and Coligny. Spring and fall golf weeks are the high season. August humidity and a random January Tuesday are the test. This is not Myrtle Beach July and not a Savannah St. Patrick’s Week. Shelter Cove is a marina-and-retail node, not Harbour Town. Pope Avenue is a commercial spine. It is not a plantation gate.

The bridge and the workforce are underwriting. A large share of the labor pool already lives in Bluffton, Hardeeville, or farther inland. Drive time, housing, and a second-shift that can still cross US 278 after a wreck are diligence. An “island only” crew that is really one owner in a golf cart is key-person risk. William Hilton Parkway is the named crossing. Workforce housing on the mainland is a labor fact, not a postcard.

Bluffton and Sun City are the mainland rooftop and medical overlay — HVAC, construction, landscaping. They share this buyer pool. They do not share a Sea Pines rent. They are not Savannah.

Hilton Head is not Savannah. The container port and the historic squares are a different state and a different credit. This is covenants, a bridge, and luxury seasonality.

Add four Lowcountry nouns a Savannah page would skip: Broad Creek as the island’s inside water, Pinckney Island as the refuge Saturday, Coastal Discovery Museum as a resident overlay, and Hilton Head Hospital as weekday clinic demand that is not a Forsyth Park visitor room. Daufuskie is a boat-access overlay, not a second island URL. Hardeeville is a mainland leak toward I-95, not the port.

Sun City folds here; Savannah and Myrtle Beach stay off

This page is Hilton Head Island and the immediate mainland overlay (Bluffton, Sun City Hilton Head) that already shares this labor pool. Bluffton folds here as the workforce-and-rooftop edge, not as a second Savannah. Those places share this buyer pool. They do not share a Sea Pines rent.

Savannah is Georgia Ports and Forsyth Park — start with Savannah. Myrtle Beach is the Grand Strand — start with Myrtle Beach. Charleston is the peninsula and Boeing — start with Charleston. Beaufort is a different Lowcountry desk when the book is truly the town, not the island. We will not fold this page into Chatham County.

A buyer who only biked Sea Pines on a March Saturday will misprice a Bluffton clinic and a Palmetto Dunes landscape route in the same afternoon. The Town’s tree and lighting rules are not Charleston BAR and not Savannah historic review — they are their own desk.

ARB letters, named-storm deductibles, and two-state tickets

Town of Hilton Head Island and Beaufort County are different occupational maps. Bluffton adds another receipt. A plantation covenant can still refuse the use after both desks say yes.

Architectural review and HOA assignment belong in the LOI. Some communities restrict transfer of vendor rights. Read the covenant before you pick a number.

Wind, flood, and named-storm deductibles are first-week files on the island. Mainland Bluffton is a different policy. Binders, not stories.

US 278 is a labor fact. A wreck or a peak-season backup is a no-show risk for a Bluffton-based crew that claims island coverage.

South Carolina contractor licenses sit on their own calendar. Qualifying agents do not automatically transfer. Some books already work into Savannah’s Georgia desk — that is two states, not a bigger Hilton Head, and not a reason to use Savannah’s port multiple.

SBA can fit a documented mainland trade when occupancy or service already survives August and a manager who is not the founder can run a quiet Tuesday. Many plantation inns need more equity and a seller note.

Use the sale-prep roadmap. Split plantation hospitality versus island trades versus Bluffton rooftops before anyone names a number.

Earn-outs show up when one plantation, one golf week, or Heritage is a double-digit share. Seller financing shows up when the covenant or the insurance file is the long pole. A Savannah docks multiple or a Myrtle Beach strip multiple does not belong on Beaufort County.

If the founder still works every Saturday at Harbour Town and still holds every ARB relationship, you are selling a job until a GM is on the August schedule.

How we shop an island book without a March bike ride

We take hospitality to buyers who can hold August and an ARB meeting — people who already understand luxury shoulder season, not buyers who only biked Harbour Town in March. Trades go to operators who already staff from the mainland and already hold plantation vendor numbers. Bluffton medical and service buyers adding a second door sit on the rooftop side. Coligny retail is visitor hours. A Bluffton HVAC route that already opens without the founder is mainland density.

The teaser names plantation rules, luxury season, and the bridge. It does not lead with a Savannah square or a Grand Strand slide. Diligence here fails on HOA assignment and insurance more often than on the lighthouse photo.

A Heritage week Saturday belongs in the P&L the same way a hot August Tuesday does. Lenders want a year that includes August and a storm week. Put both in the book before anyone names a number.
