A January Tuesday is the file. Underwrite Ocean Boulevard, the golf belt, and Conway — not a Charleston BAR desk and not Hilton Head HOA rent.

The diligence problem on the Grand Strand is a named-storm deductible that inbound July buyers keep treating as a footnote. Wind, flood, and hurricane language sit on anything east of Kings Highway before a CIM should leave the folder. A binder that survived the last named storm is not an asset. A hotel or Ocean Boulevard restaurant that only looks brilliant from Memorial Day toward Labor Day is a calendar, not a company. Canadian and Midwestern winter weeks are real and smaller than July. Isolate them. A Tuesday in January is the file.

When the first folder is a hurricane policy

Do not treat a July Saturday as twelve months. Ocean Boulevard, Broadway at the Beach, Barefoot Landing, and the SkyWheel leftover of the old Pavilion district fill when the beach is full. They empty when it is not. Bike week on the north end, stay-and-play golf packages, Carolina Opry and Alabama Theatre nights, and a Canadian winter window can save a room that a January Tuesday cannot. They are still spikes. A dining room that did 40 percent of the year across July and one bike week is a visitor calendar.

Seasonal labor is the second folder. A crew that only exists from May to September is not a staff a successor can open in February. Housing for that crew is part of the file. A pile of personal short-term-rental logins is not a hotel. Qualifying agents on South Carolina contractor and alcohol tickets do not automatically transfer.

This page is not Charleston. There is no Port of Charleston container stack and no Board of Architectural Review on a peninsula. This page is not Hilton Head Island. There is no plantation HOA luxury as the defining rent. This page is not Wilmington. There is no Cape Fear river-downtown as the defining product. The Grand Strand is a purpose-built visitor machine with a golf belt behind it.

Ocean Boulevard, the golf belt, Conway’s weekday payroll

Tourism is the run rate, not an overlay. Hotels, restaurants, retail, and convenience stores live on occupancy from late May toward Labor Day. Myrtle Beach International Airport (MYR) is the visitor pipe. US 17 / Kings Highway and the US 17 Bypass are the commercial spine. US 501 is the inland approach from Conway. A “we cover the Strand” construction truck that is really one Ocean Boulevard van is a local route.

Golf is the second distinctive product. Dozens of courses, stay-and-play packages, and a golf course plus landscaping vendor belt sit behind the dunes. Shoulder-season golf can keep a room open when the beach cannot. A course that only works in a high-fee year or a one-operator package deal is concentration. Cart-path flood and salt air belong in week-one diligence. Superintendents and GMs who already open without the founder are the transferable asset.

Conway is the mainland weekday payroll. Horry County government, Coastal Carolina University, Horry-Georgetown Technical College, and Grand Strand Medical Center sit off the boulevard. HVAC and construction on the inland grid are density. They are not a mini-golf multiple. A Conway rooftop route that already opens without the founder is a different product from an Ocean Boulevard arcade.

The strand is not one rent. North Myrtle Beach is a slightly different visitor mix — golf, longer-stay, bike week, Atlantic Beach adjacency. Murrells Inlet is a dining-and-marsh overlay on the waterway, not a boulevard T-shirt box. Surfside Beach and Garden City are a mid-strand family texture. Socastee, Little River, and Aynor already share this labor pool when the book already sits on this map. They do not share an Ocean Boulevard rent. Market Common is a planned-retail overlay, not the defining Strand product. Georgetown is a south mention, not this page’s defining marsh.

North Myrtle Beach and Myrtle Beach proper add city receipts on top of Horry County. Conway is a third texture. A boulevard license is not a Conway receipt.

Buyers who already survived a January Tuesday

Hospitality operators already on the Strand adding a second inn or a second dining room already know which January the boulevard emptied and which named-storm week the binder actually paid.

Golf and landscape operators already in the Carolinas adding a course or a crew are a better conversation than a Charleston peninsula buyer who wants “cheap ocean.” They will ask for membership transfer language and a superintendent who already opens.

Mainland trade owners in Conway adding a second truck on the resident side already know the inland grid. They will not pay an Ocean Boulevard hospitality multiple for a rooftop route.

Who should not buy. A Charleston BAR buyer who wants a peninsula story. A Hilton Head HOA buyer who wants plantation covenants. A Wilmington river-downtown buyer who wants a Cape Fear multiple. A July tourist who modeled Memorial-to-Labor as twelve months. A Canadian-winter visitor who treated one snowbird week as the year.

SBA works when sales are documented and a manager wage is already modeled. Oceanfront inns and single-course files usually need more equity and seller financing. Lenders want a year that includes January and a storm week.

Owner-operated Grand Strand shops still price on SDE. A multi-property hospitality group or a multi-crew trade company that already runs without the founder can open EBITDA. See the valuation guide.

A Kings Highway shop is not a Barefoot Landing multiple

Ocean Boulevard hotels and restaurants clear when a January Tuesday and a named-storm week are in the year. Golf courses clear when the membership or package file transfers and a superintendent already exists. Kings Highway convenience and retail clear when a quiet February is in the year. Conway HVAC and construction clear on recurring service, not a one-season storm-repair book. Barefoot Landing and Broadway at the Beach shops clear as visitor overlay, not as Conway density.

  • A Murrells Inlet marsh dining room is a waterway overlay. It is not a Surfside family inn and not a North Myrtle bike-week bar.
  • A “we cover Horry” landscaping claim that is one van east of Kings Highway is a route, not a company.

Earn-outs show up when one course, one inn, one bike week, or one Canadian window is a double-digit share. Diligence here fails on January isolation and Charleston-as-comparable stories more often than on a boulevard photo. See diligence.

If the founder still opens every Ocean Boulevard night or walks every host, the Ocean Boulevard book is still one host until a named closer is on the roster.

Inland Conway is a different insurance map from anything east of Kings Highway. Binders, not “we made it through the last one” stories. Cart-path flood on a course and salt on a rooftop unit belong in the same first-week folder as the occupancy chart.

Grand Strand items that belong in the CIM this week

  • Name the product: boulevard hospitality, golf-and-landscape belt, Conway rooftop route, or marsh dining overlay.
  • Pull monthly sales that include a Tuesday in January and a week that is not July, bike week, or a Canadian winter window.
  • Put Horry, Myrtle Beach, North Myrtle, and Conway licenses in one folder. They are different maps.
  • Bind wind, flood, and named-storm deductibles before the teaser leaves. East of Kings Highway is not Conway.
  • Put a second person on the front desk, the kitchen, or the inland truck.
  • Isolate one inn, one course, one bike week, or one snowbird window if it is a double-digit share.
  • Write the seasonal-crew housing story in week one. A May-to-September staff is not a February company.

Use the sale-prep roadmap for the stack. Split boulevard hospitality versus golf versus Conway trades before you pick a number.

A buyer who only walked Ocean Boulevard in July will misread the January P&L the same way a Charleston buyer misreads a BAR desk that is not here. Write the occupancy chart first. Write the storm binder second. Write the Conway weekday payroll third if that is actually the book.

Coastal Carolina’s calendar in Conway is a mainland student overlay, not a boulevard Saturday. Grand Strand Medical Center is weekday healthcare demand off the beach. Neither one replaces a hotel occupancy file. Neither one is Charleston’s medical-school story.
