Operators already in El Centro, Calexico, or Brawley adding a second dock or a second crew already know which water year the book used and which August the rooms emptied.

Packing-and-haul strategics who have already lived a low-allocation year are a better conversation than a San Diego coastal buyer who wants “the desert.” Gate-adjacent service buyers can underwrite NAF El Centro if they will also underwrite a quiet detachment stretch.

Who should not buy. A San Diego Gaslamp buyer who wants coastal rent at an Imperial price. A Yuma lettuce operator who wants an Arizona license on a California desk. A February packing tourist who modeled harvest as twelve months. A Blue Angels tourist who modeled winter air-show weeks as the year.

SBA works when sales are documented and a dispatcher, cooling-tech, or store-manager wage is already modeled. Single-grower or single-harvest files usually need more equity and seller financing.

Trades and shops clear on recurring cooling and service. Staffing that already works more than one shed or more than one harvest window is a product. A twelve-week book is a spike.
