A Green Street room that emptied in June, Research Park IT, and Carle payroll — how C-U files trade without a Springfield capitol or Indianapolis dock multiple.

The room sat on Green Street, close enough to Campustown that August looked like a company and June looked like a different town. We rebuilt the year around a quiet summer session and a Tuesday after finals. The Indianapolis logistics buyer who wanted “college town hospitality” as a dock thesis left. The buyer who already ran a university-edge restaurant stayed — after a manager wage sat on the P&L and the home-football nights were isolated. That is Champaign–Urbana: UIUC is enrollment and research dollars. A Green Street Saturday is not a Plainfield warehouse multiple.

The same week we opened a Research Park IT shop whose largest contract was one lab-year, and a Carle-adjacent medical practice whose patients already called the suite in July. A Mahomet HVAC route that already opened without the founder was a fourth ticket. A Research Park badge and a Savoy rooftop do not share a Campustown rent.

UIUC, Research Park, and Carle as three products

The University of Illinois Urbana-Champaign is enrollment, research dollars, and a student overlay that packs Green Street and Campustown in August and thins in some summers. Campus-adjacent restaurants, staffing, and rental-adjacent trades are a real product. They are not a Mahomet HVAC route. Home weekends and commencement help some rooms. They are spikes.

Research Park is the distinctive tech-and-lab overlay Bloomington–Normal does not run as its first slide. IT and consulting that already badge into the park underwrite on diversified contracts, not one grant year. A book that lives on one research-contract is concentration.

Two cities already share one labor pool. Champaign and Urbana are different desks and one market. Savoy and Mahomet are rooftop edges. Construction follows those houses, not a single campus-expansion year.

Add four C-U nouns a Springfield page would skip: the Assembly Hall / State Farm Center Saturday as a spike, Krannert as a visitor slice, Neil Street as a commercial rent that is not Green Street, and the I-57 / I-74 box as freight overlay — not an Indianapolis logistics thesis. Parkland College is a weekday rental fact, not a second UIUC.

Urbana stays on this page; Bloomington–Normal does not

Bloomington–Normal is related downstate — Illinois State in Normal, State Farm’s Bloomington campus. We underwrite that twin as a different town-gown and insurance overlay, not a Research Park badge. Springfield is the Illinois capitol — start with Springfield. Indianapolis is I-65 / I-70 docks — start with Indianapolis. We will not fold C-U into either to chase a downstate or logistics URL.

Rantoul leaks some labor north. Name it if you invoice it.

Two-city licenses, campus vendor lists, and a quiet June

Champaign, Urbana, Savoy, and Mahomet are different occupational maps. An Urbana license is not a Champaign receipt.

Illinois contractor and professional licenses sit on their own calendar. Qualifying agents do not transfer because the buyer already holds a Marion County or Sangamon ticket. Campus vendor lists and hospital credentialing belong in week one.

Student Augusts and research-contract years are diligence. Isolate them. A book that only worked one football year is a history lesson.

Labor already competes with campus and hospital wages. A lead-tech wage here is not a Chicago collar wage and not an Indianapolis dock wage. Write the number you pay.

Use the sale-prep roadmap. Split campus hospitality versus Research Park versus Carle-adjacent versus rooftop trades. SBA can fit a documented shop when a manager wage is already real. One-grant IT books and one-semester rooms often need more equity.

Earn-outs show up when one campus month, one research contract, or one hospital service line is a double-digit share. Seller financing shows up when the vendor list or the lease is the long pole.

How a Research Park town file finds a buyer

We take campus-edge rooms to hospitality operators who already understand a land-grant calendar. Research Park books go to IT and consulting buyers who will read a one-contract footnote. Clinics go to clinicians who can recruit in C-U, not to a Chicago group that wants a cheaper satellite. Rooftop trades go to owners already in Mahomet or Savoy.

The teaser names UIUC, Research Park, and Carle. It does not lead with a Statehouse or a Plainfield dock. Diligence here fails when an Indianapolis buyer priced C-U as a logistics town, or a Springfield buyer priced it as a campus suburb of the capitol.

If the founder still holds the only Research Park badge a tenant will accept, we say you are selling a job until a second person is on the schedule.

Green Street in August is not Neil Street in June

A buyer who only walked Campustown on a home-football Saturday will misprice a Mahomet HVAC route and a Carle panel before finals week. UIUC is enrollment and research dollars. Research Park IT and consulting price on diversified contracts, not one grant year. Savoy rooftops are a different rent from Green Street. Parkland College is a weekday rental fact, not a second flagship.

State Farm Center Saturdays and Krannert nights are spikes. The I-57 / I-74 box is freight overlay — not an Indianapolis logistics thesis. Rantoul invoices, if they exist, belong on the map. Staffing that lives on one campus department is concentration. Construction that only worked one campus-expansion year is a spike.

Restaurants on Green Street need a June Tuesday. Accounting books that sit on Carle families price on whether clients call the firm after the founder leaves. Mahomet and Savoy invoices belong on the map if the trucks already run them. Write campus versus Research Park versus rooftops before the first tour.

A Springfield buyer will still try to import a capitol-vendor number. An Indianapolis buyer will still try to import a dock number. A Bloomington–Normal buyer will still try to import an ISU-and-State-Farm number. Write UIUC, Research Park, and Carle as three products. If the founder still holds the only Research Park badge a tenant will accept, say you are selling a job until a second person is on the schedule. Campus vendor lists belong in week one — not after the first tour when Green Street is full.
