Sell a Business in Brawley, California

Imperial Valley cattle and produce write Brawley. El Centro is the published peer, not this listing — Westmorland folds, not a San Diego coastal rent.

11 min read · Reviewed September 19, 2026

A cattle-call weekend on Main Street will photograph as the listing and lie about an August Tuesday when the sheds are quiet and the feedlots are the only payroll still moving. Brawley’s year is Imperial Valley livestock and produce — packing, haul, and a north-valley Main Street that already opens when Calexico crossings are someone else’s file. El Centro is the published peer. Link it. Do not treat Brawley as El Centro’s neighborhood, and do not treat El Centro as this listing. Westmorland shares some north-valley crews. It does not get its own page.

This page is Brawley market color. It is not Imperial Irrigation District, brand-inspection, or California contractor-license advice. Have Imperial County counsel read a city ticket, any water-year or packer file, and a feedlot-adjacent assignment before anyone treats a Cattle Call Saturday as underwriting. Bridge Point Advisors writes these files from Spring Hill. (352) 515-0226.

North-valley livestock Tuesday that is not an El Centro crossing

Brawley still sells a weekday agricultural product that inbound San Diego buyers skip for a desert photograph, and that inbound El Centro buyers skip because they already priced Imperial Avenue as the whole valley. Trucking, warehouse, and staffing books that already invoice more than one grower, more than one feedlot, and a January between harvests can support a conversation. A book that lives on one packer, one water year, or one Cattle Call month is concentration. Isolate those stretches in week one of diligence.

El Centro is IID water, I-8, Calexico crossings, and a Naval Air Facility overlay. That is the required published peer. It is not this listing. Do not stamp an Imperial Avenue crossing multiple onto Main Street Brawley. Do not import an NAF El Centro badge. Calexico wait times sit on the El Centro page. Brawley is north-valley packing and cattle. Write the difference in the first paragraph of the teaser.

Yuma is an Arizona lettuce desk and MCAS Yuma. Related salad story. Different state license. Blythe is Palo Verde irrigation on I-10. San Diego is coastal tourism and a biotech campus. A mountain drive is a leak, not a reason to paste a Gaslamp multiple onto Main Street. A “we are basically cheaper El Centro” slide will not stand in for an August week that includes a quiet shed and a Brawley room that is not hosting a Cattle Call crowd.

A restaurant or retail room that only looks good on a Cattle Call Saturday or a February packing week is a visitor-and-harvest calendar. Year-round Brawley households, feedlot and packing crews, Pioneers Memorial staff, and the people who already work Westmorland and Calipatria on a Tuesday are the durable demand. See the restaurant guide. August heat empties dining rooms. Isolate it.

Brawley is not El Centro. There is no Calexico port of entry as the first overlay and no NAF El Centro as the listing. It is not Yuma. There is no Arizona contractor desk as the product. It is not Blythe. There is no I-10 Palo Verde box as this page. It is not San Diego. There is no coastal tourism multiple as the payroll. It is not Twentynine Palms. MCAGCC sits on that sibling page.

Cattle, produce, and Westmorland isolate

Imperial Valley cattle and produce are the named industrial product. Feedlots, packing, and the haul that follows them keep books a pure highway town would not have. Diversified grower and packer files with a second lead already on the floor can support a conversation. Recurring multi-customer work beats a single harvest year. IID water, a drought year, and a packer concentration belong in week one. A book that invoices one shed through one water year is a person until a second name sits on the ticket.

Westmorland folds here. The north-valley town already shares this labor pool and some Highway 86 traffic. A Westmorland license is not a Brawley receipt. We will not write Westmorland as its own page to chase a URL. Calipatria, Niland-edge desks, and the first-ring Imperial boxes sit on this map when the invoices already name them. They do not share a Main Street rent. Salton Sea-adjacent talk is overlay north of the valley — not a run rate and not this city’s Main Street.

Cattle Call is isolate. The rodeo weekend can fill every dining room on Main Street. That is not occupancy. Isolate those weeks. The event is a photograph. It is not Main Street payroll unless the invoices say so. We will not write Cattle Call as its own listing from this file.

Pioneers Memorial Healthcare keeps weekday clinic demand that does not wait on a packing week. Provider bench is thinner than San Diego and different from El Centro’s civic medical node. Recruiting a replacement who will stay in Brawley — and not take an El Centro or a San Diego offer — belongs in the model.

Rooftop trades. HVAC and construction on Brawley, Westmorland, and Calipatria routes live on recurring cooling. Heat is the product. A one-phase packing-house or feedlot project is a spike. A “we cover the valley” truck that is really one Main Street van is a route. Auto repair stalls that already know a harvest wreck are real when the book is more than one packer Friday.

Who underwrites a north-valley packing book

Operators already in Brawley, Westmorland, or Calipatria adding a second dock or a second crew already know which water year the book used and which August the rooms emptied. Packing-and-haul strategics who have already lived a low-allocation year are a better conversation than an El Centro inbound who wants cheaper Imperial Avenue rent, or a San Diego coastal buyer who wants “the desert.” Trade buyers look at diversified cooling routes. Staffing buyers look at more than one shed.

Who should not buy. An El Centro crossing buyer who wants Calexico math on Main Street. A Yuma lettuce operator who wants an Arizona license on a California desk. A San Diego Gaslamp buyer who wants coastal rent at an Imperial price. A Cattle Call tourist who modeled one rodeo Saturday as twelve months. A February packing inbound who modeled harvest as twelve months. A one-grower buyer who refuses the water file the book already uses.

SBA works when sales are documented and a dispatcher, cooling-tech, or store-manager wage is already modeled. Single-grower or single-harvest files usually need more equity. Seller financing shows up when the water-year file or a feedlot assignment is the long pole. Earn-outs show up when one grower or one Cattle Call month is a double-digit share.

Use the sale-prep roadmap to split packing-and-haul versus cattle service versus Main Street rooms versus cooling trades before anyone writes a teaser. A service-business owner who already runs a north-valley route should read the service-business guide before treating a harvest overflow as transferable density.

Local examples:

  • A Main Street dining room that did 30 percent of the year across Cattle Call and February packing weeks is a harvest-and-event calendar.
  • A Westmorland warehouse that invoices one grower is a water-year file. It does not share a Main Street CAM.
  • A Brawley HVAC route that already opens without the founder is cooling density. A “we cover the desert” claim that is one van is a route.
  • A staffing floor that still invoices one shed is a person until a second name sits on the ticket.

If the founder still walks every shed buyer or opens every Main Street night, the book is still one shed walk until a named buyer is on the roster.

IID files, the El Centro peer, and the agent who stays

City of Brawley and Imperial County are different occupational maps. A qualifying agent does not ride Highway 86 into Westmorland on the same letter. California contractor licenses sit on their own calendar. Food-safety, brand inspection, and farm-labor files sit on another. An El Centro ticket is the peer desk. Pull every letter before you list.

Irrigation and district water sit on grower and processor files. A drought year or an allocation change is diligence, not a caption about a dry summer. Diligence here dies on an El Centro buyer who priced Brawley as the same crossing city — or a San Diego buyer who priced a February packing week as Main Street — more often than on the canal photograph.

August heat, a wind week that moved outdoor work, and a Cattle Call Saturday that is not twelve months belong in the P&L. Housing that only penciled when a pack year was full is a cycle. Recruiting a lead who will stay in Brawley — and not take an El Centro or a San Diego offer — belongs in the file before anyone walks Main Street.

Owner-operated Imperial north-valley shops still price on seller’s discretionary earnings. A diversified packing-and-haul book that already runs without the founder can open EBITDA. See the valuation guide. A Cattle Call Saturday is not the trailing twelve.

Writing Brawley without an El Centro teaser

Walk Main Street first if that is the asset. Two August Tuesdays, one Cattle Call Saturday pulled out of the run rate, a manager already on the floor, and no El Centro crossing photograph stuffed into the P&L. Assignment language sat with counsel before the first buyer call. The inbound number an El Centro buyer wanted would have underpaid that desk and still failed the Brawley clerk.

Walk the packing dock next if that is the asset. An August Tuesday after a quiet shed stretch is the cover count that has to hold. A February packing Friday is a column.

Walk a Westmorland warehouse as a third texture when those invoices already exist. Isolate the water year. Recurring multi-grower work, not a one-harvest spot book. If the file is actually Calexico, NAF El Centro, or Imperial Avenue, start with El Centro.

Lenders want a Tuesday that is not a Cattle Call Saturday, Brawley qualifying-agent language in the folder, and a second lead already on the dock. Seller notes show up when one grower or one visitor month is a double-digit share. Price the north-valley cattle-and-produce box — not an El Centro slide and not a San Diego coastal multiple.

Prepare two years of weekly sales that include an August midweek after the sheds quieted and a week a packing notice filled the dock. Name the livestock share, the produce share, and the person who already opens when Main Street is empty. Westmorland already shares this labor pool. It does not share a downtown CAM.

Spring Hill on the Brawley conversation

We take north-valley packing docks to operators who already know a water year, and we take Main Street trades to owners who will underwrite August — not to an El Centro inbound who wants crossing rent and not to a San Diego inbound who wants coastal math at a Brawley price. The teaser names cattle and produce, El Centro as the published peer, Westmorland as isolate, and Cattle Call as overlay. It does not lead with a Calexico wait time or a Gaslamp Saturday.

Bridge Point Advisors lists Brawley out of Spring Hill. Quiet outreach. Livestock Tuesday named — El Centro as peer, not this listing. Start with a valuation, your industry page, or contact. Call (352) 515-0226. Bring the water-year file, or an honest note that every shed radio still lists one person. That is the book. This is not legal, tax, water-rights, or license advice. Imperial County counsel stays on the allocation and the packer assignment.

Frequently Asked Questions

Is Brawley just El Centro’s north-valley neighborhood?

No. El Centro is the published peer — I-8, Calexico, and NAF overlay. Brawley is north-valley cattle and produce. Link El Centro. Do not price Main Street as Imperial Avenue.

Does Westmorland get its own Bridge Point page?

No. Westmorland folds here as isolate. A north-valley ticket and a Brawley receipt still get different underwriting even when harvest vans already share Highway 86.

Does Cattle Call set a restaurant rent?

No. Rodeo Saturdays are isolate. An August Tuesday on Main Street is the occupancy that has to hold a manager wage.

Do I apply a San Diego coastal multiple to a packing dock?

No. San Diego is coastal tourism and a different labor pool. A mountain drive is a leak, not a Gaslamp discount.

How is this different from Yuma?

Yuma is Arizona lettuce and MCAS Yuma. Brawley is California IID water, cattle, and a north-valley packing week. Those licenses do not travel.

Can SBA finance a Brawley warehouse that lives on one grower?

Documented weekly sales through an August stretch, a dispatcher already modeled, and a second customer help. A one-shed water year is a harder credit.
