The Heights and the West End are different tickets. They do not share a downtown Montana Avenue rent.

Billings, Lockwood, and Laurel are different occupational maps. A Heights license is not a Montana Avenue receipt. Montana trade tickets and professional boards keep separate Yellowstone County clocks from Denver. Qualifying agents do not transfer because the buyer already works Denver.

Heights tickets versus Montana Avenue

Restaurants and retail rooms that survive a quiet January are a real product. A dining room that only looks good on a hunt Saturday is overlay. A Laurel truck a second tech already starts toward the Heights is transferable Yellowstone density and a lead-tech wage.

Owner-operated Billings shops still price on seller’s discretionary earnings. That is the language for a Montana Avenue dining room, a Heights HVAC route, a single-producer insurance book, and most auto-repair bays. You add back owner pay. Diligence here fails on a Front Range buyer who priced Billings as cheaper Denver more often than on the rimrock photo. Prepare with the sale-prep roadmap. Split hospital-adjacent versus energy versus ranch versus Heights rooftops before you pick a number.

Name the product: a hospital-adjacent practice, an energy-adjacent book, a ranch insurance file, or a Heights route. Put a second person on the schedule. Map which interstate and which hospital desk you actually work.

Then pull every occupational license, the top-ten customer share, monthly sales that include a quiet January and a non-turnaround stretch, and any plant-access language. If one refinery or one hospital is a double-digit share, isolate it.
