They leave the founder holding every campus relationship until the tour. If the owner still walks every Eddy Street hallway, you are selling a job. Most Michiana shops still price on SDE in 2026 because the owner is still the book. Fixable — not a reason to borrow a Chicago multiple.

A buyer who only sat in Toll Road traffic will still need the St. Joseph County desk named. Transition is local: the qualifying agent, the campus vendor list, and the hospital credential have to survive the handoff.

Beacon Memorial and Saint Joseph Health System still write the civilian healthcare wage. The University of Notre Dame weekday — not only a Dome Saturday — keeps a second payroll along Eddy Street and Angela. AM General’s leftover and the Mishawaka industrial parks are a different ticket.
