Flint Assembly math does not apply on Bay Road

Inbound Flint or Detroit owners looking for a cheaper Bay desk still underwrite a Michigan license, a program file, and a city-versus-Township map the same way a local does. A “it’s leftover auto, so Flint” slide cannot stand in for Township and river weekly receipts that include a quiet launch stretch. We will not borrow a Flint truck-plant multiple or a Detroit OEM multiple for a Saginaw County dock.

Operators already in the Township, Freeland, or Bridgeport add a second crew or a second suite. They already know I-75 time and which plant badge the book actually uses. SBA shows up on documented Main Street books when a manager wage is already in the numbers.

Owner-operated Saginaw shops still price on seller’s discretionary earnings. That is the language for a Township dining room, a Freeland HVAC route, a one-program staffing book, and most auto-repair bays. You add back owner pay. You do not treat a launch Saturday as the year.

Earn-outs show up when one steering program, one hospital PO, or one launch year is a double-digit share. Seller financing is common when the badge file or the river binder is the long pole.

If the founder still holds the only badge a park will accept, the steering-park file is still a founder badge until a second name can hold the Township floor. The Township and Freeland share this buyer pool. They do not share a downtown rent.

Name the product: a steering-adjacent industrial book, a Covenant panel, a Township route, or a downtown room. Put a second person on the schedule. Map which city desk and which program you actually work.

Then pull every occupational license, the top-ten customer share, and monthly sales that include a quiet launch stretch and a week that is not SVSU move-in. If one program or one hospital PO is a double-digit share, isolate it.
