Procter & Gamble’s plant is a local industrial fact, not a reason to share a Tidewater or a Cincinnati file. Martinsburg is the Eastern Panhandle — I-81, Berkeley Medical Center, and Inwood. It is not the District, not I-270, and not Hagerstown’s two-interstate diamond. That is the problem: inbound Beltway capital keeps treating Queen Street as discount Arlington. Inwood sits on this page. It shares this buyer pool. It does not share a Queen Street rent or a MARC-station Saturday. Hedgesville, Spring Mills, and the Tabler Station / Exit 12–16 box already send households into this pool. Berkeley Medical Center (WVU Medicine) keeps a civilian night payroll that ignores a battlefield postcard further east. I-81 freight and the Eastern Panhandle leak

I-81 is the distinctive weekday product. Warehouse, trucking, manufacturing, and auto repair along the exits and Tabler Station transfer when a second dispatcher opens and the customer file is not one shipper or one plant. Assignment and term language belong in week one of due diligence. A book that lives on one retailer DC or one P&G-adjacent contract is concentration.

MARC’s Brunswick Line is the second fact. The station puts a D.C. conversation in the same afternoon. It does not turn Berkeley County into Northern Virginia. A Hagerstown buyer who treated the Panhandle as the same diamond will skip the state line. Maryland tickets and Meritus recruiting are a different desk. A Winchester buyer who priced it as cheaper Virginia will skip the West Virginia contractor clock.

Stay off the listing if the thesis is “D.C. without the Beltway,” “MARC as a company,” or a one-shipper dock you have not diversified. Charles Town’s racing-and-gaming overlay is Jefferson County — name it if you invoice it. Do not fold it here as a second Martinsburg rent.

Hedgesville invoices belong on the map if the trucks already run them. They share this buyer pool. They do not share a Tabler Station rent.

How a Queen Street book prices against Inwood

Owner-operated Berkeley shops still price on seller’s discretionary earnings. That is the language for a Queen Street dining room, a Hedgesville HVAC route, a one-shipper trucking book, and most auto-repair bays. You add back owner pay. You do not treat a MARC-full weekday as the year.

Inwood and Spring Mills share this buyer pool. They do not share a Queen Street rent. MRB is a small overlay, not Dulles. Ice at an I-81 exit belongs in the year. It is not a D.C. commuting season.

Do not stamp a Hagerstown diamond multiple on an Inwood box. Do not stamp a Winchester Virginia multiple on a Berkeley van. Do not stamp a Parkersburg or Clarksburg river-and-energy leftover on this Panhandle file. Write the Berkeley desk.

The Berkeley punch list before a MARC weekday

Name the product: an I-81 dock, a Queen Street room, a Berkeley Medical panel, or an Inwood rooftop route. Those four packets do not share a number.

Put a second dispatcher or a lead-tech on the schedule. If the founder still holds every shipper handshake, you are selling personal goodwill.
