Selling on Massachusetts Street means pricing June first, then the University of Kansas, then I-70. Mount Oread still sits above town. Haskell Indian Nations University runs a quieter weekday overlay a few miles south. K-10 leaks some professional books toward Johnson County. LMH Health holds the civilian clinic belt that does not wait on a Jayhawk Saturday. The listing desk is Douglas County: Lawrence, Eudora, Baldwin City, Lecompton, and the commercial edges that already share this labor pool.

Allen Fieldhouse, Memorial Stadium, commencement, and Late Night in the Phog fill rooms. Clinton Lake leaks weekend visitors. The Oread overlay and North Lawrence’s river-adjacent rent are different tickets from Sixth Street, Clinton Parkway, and the west-side HOAs. KU Medical Center is a Kansas City campus. It is not this page. Kansas City is a two-state corporate and intermodal metro. Topeka is the dome and session weeks. Manhattan’s K-State and Fort Riley story is a different campus-and-gate file.

Campus-adjacent restaurants, bars, and retail have to survive a June. HVAC and construction live on west-side and Eudora rooftops. Medical suites need patients who still call the clinic after the founder leaves. Accounting and consulting books follow faculty and staff households, not a basketball caption.

Mount Oread payrolls and a Mass Street that empties in June

KU is enrollment, research, and a student overlay that packs Mass Street, the Oread, and campus-adjacent rooms in August and thins when students leave. That is a real hospitality product. It is not a west-Lawrence trades route. A book that only works when the dorms are full is a seasonal file. Fieldhouse Saturdays and a stadium weekend stay isolated from the trailing twelve.

Massachusetts Street mixes residents, visitors, and a quieter Tuesday than a basketball Saturday. South and west rooftops are trip retail and HOAs. North Lawrence is a different river-adjacent rent. Those three streets do not underwrite the same cover or the same lease.

I-70 and K-10 put Lawrence between Topeka and Johnson County. Some professional books already leak toward Overland Park. Some owners already commute. Close is not the same file. A construction van that claims northeast Kansas and actually staffs one Lawrence crew is a coverage story, not a company. Clinton Lake Saturdays help some rooms. They are not a run rate.

LMH Health and the clinic belt keep weekday medical demand that does not depend on a student August. Lawrence is not Kansas City. There is no two-state intermodal yard and no Country Club Plaza. It is not Topeka. There is no capitol complex and no session calendar as the first slide. The Watkins Museum, Liberty Hall, and the Bowersock mill leftover photograph well. None of that is a multiple.

Buyers who already drive K-10 without calling this Johnson County

Operators already in Douglas County add a second room or a second truck. They already know K-10 time and which city desk they actually work — Lawrence, Eudora, or Baldwin City.

Campus-adjacent hospitality buyers look at Mass Street and the Oread box when the year includes a summer. They will not pay a Jayhawk-Saturday premium for a room that empties in June. Trade owners already on the west side or in Eudora add density. Kansas City operators who want a Douglas County desk still underwrite a Lawrence license and a student calendar their Johnson County books do not have.

Inbound buyers who spent one basketball weekend on Mass Street show up expecting a second Kansas City or a capitol spillover. It is neither. A “college town is stable” slide does not stand in for a summer week when Mass Street is just a local street. Haskell’s smaller enrollment still moves some south-side rooms; it does not rebuild a June P&L.

SBA shows up on documented Main Street books when a manager wage is already in the numbers. Student-season rooms often need more equity. A lender who only saw August move-in will ask for the June vacancy next.

Student leases, liquor paper, and a Missouri seal that stays in Missouri

City of Lawrence and Douglas County are different occupational maps. An Eudora license is not a Mass Street receipt. Baldwin City adds a smaller municipal overlay. Kansas trade tickets and professional seals each keep a Douglas County clock. Qualifying agents do not transfer. A Missouri license from a Kansas City buyer is not a Kansas ticket.

The academic calendar is diligence. Map monthly sales. A bar or dining room that “covers the year” and is really August–April is a coverage story. Student-housing leases and a June vacancy belong in week one. Liquor paper, patio permits, and any Oread overlay lease assignment sit on their own calendar.

I-70 leak toward Johnson County and Topeka is real on some professional books. Isolate the share that already drives to Overland Park. A founder who is the only rainmaker on that commute is personal goodwill. Clinton Parkway trip retail and a North Lawrence river box do not share that commute story.

Diligence here fails on summer vacancy and the I-70 leak more often than on a Jayhawk photo. Prepare with the sale-prep roadmap. Split campus consumer vs west-side trades vs professional books before you pick a number.

Pricing a Jayhawk-town book when the Fieldhouse is dark

Owner-operated Lawrence shops still price on seller’s discretionary earnings. That is the language for a Mass Street bar, a west-Lawrence HVAC route, a single-door retail shop, and most consulting suites. You add back owner pay. You do not treat a Fieldhouse Saturday as the year.

EBITDA opens when a multi-site restaurant group or a multi-crew trades shop already runs without the founder. A Mass Street restaurant or bar with a documented summer can support a hospitality conversation when a manager already runs the floor. An August-only room cannot. See the valuation guide.

An LMH-adjacent clinic is provider bench and whether patients call the practice. A west-Lawrence truck that already opens in a quiet June is occupied rooftops plus a lead-tech wage. A campus retail shop that only looks good on a Fieldhouse Saturday is a seasonal room.

Earn-outs show up when one academic term, one landlord, or one basketball month is a double-digit share. Seller financing is common when the lease or the student calendar is the long pole. We do not borrow a Kansas City Plaza multiple or a Topeka capitol multiple for a KU dining room.

If the founder still opens every home weekend from the host stand, you are selling a job until a manager is on the schedule. Eudora and Baldwin City share this buyer pool. They do not underwrite the same Mass Street rent.

Name the product: a campus hospitality box, a west-side route, or a professional book. Put a second person on the schedule. Map which city desk and which academic month you actually work. Write Lawrence on page one so no one routes this to Johnson County.

Then pull every occupational license, the top-ten customer share, and monthly sales that include a quiet June and a week that is not a Fieldhouse Saturday. If one student-housing landlord or one campus account is a double-digit share, isolate it. Haskell-adjacent rooms get their own line so they are not folded into a KU caption.

On the market, we take Mass Street rooms to hospitality operators and neighborhood files to trade owners already on the west side. Seller financing shows up when the calendar is real.
