Court Street on a Friday is not an I-57 year. How Kankakee files trade on the river, Bradley, and two hospitals — not a Cook County Chicago Loop multiple.

The inbound buyer left the Loop at lunch, ran I-57 south, photographed Court Street on a Friday, and priced a Bradley warehouse bay as cheaper Cook County industrial. He treated Kankakee as the last south suburb. He missed the ice week the river already put in a trucking log. He missed that Bourbonnais and Aroma Park write different receipts than downtown. He missed that Riverside Medical Center and St. Mary’s are not Northwestern and not Rush. We rebuilt the year around a quiet January Tuesday and sent the Chicago caption home. The operator who already dispatched off Illinois 50 stayed — after a shop-lead wage sat on the P&L and the single-plant invoices came out of the run rate.

That one-visit Friday slide is the usual Kankakee error. Chicago is Cook County density, the port, and a professional wage this river town does not pay. Champaign is UIUC. Peoria is Caterpillar. None of those multiples belong on a Court Street restaurant. A medical practice whose patients already leak north for specialty work is a third product. Do not price them as one I-57 photograph.

Bradley and Bourbonnais are the commercial twins, not second listing pages. Olivet Nazarene packs some rooms on a move-in Saturday and empties them in May. Isolate those weeks. The two north-side towns already share this labor pool. They do not share a Court Street rent. Auto repair already knows Illinois 50 and the 57 ramps.

Two hospitals keep the professional weekday. Riverside and St. Mary’s support medical practices that do not depend on a warehouse Friday. Specialty leak toward the south suburbs and the Loop is real — name it. Provider bench is thinner than Cook County and thicker than a pure farm county. Add four river nouns a Loop page would skip: Shapiro Developmental Center as a public-payroll overlay, the Illinois 17 east-west leak toward Indiana, Aroma Park as a different village ticket, and Kankakee River State Park as resident Saturday texture rather than a Navy Pier story. Cook County multiples do not travel south of the Will line

Bradley’s commercial ticket is not a downtown Friday receipt. Bourbonnais’s campus Saturday is not a Manteno plant door. Map the towns.

Hospital badges, river ice, and Illinois occupational maps

Kankakee, Bradley, and Bourbonnais are different occupational maps. A city license is not a Bradley receipt. Kankakee County unincorporated edges add another desk. Qualifying agents do not transfer because the buyer already works Cook or Will County.

Illinois contractor and professional licenses sit on their own calendar. Plant-vendor lists and any river-adjacent environmental file can set the close. Open those binders in week one. This page is not that advice. Send them to counsel.

River ice and I-57 weather are diligence. A trucking book that “covers the south suburbs” and dies at a flooded ramp is unfinished. Isolate a January week. A construction truck that cannot name which village issued the ticket is a map, not a company.

Labor leaks toward Will County on some trades and stays for hospital and plant wages. Write the wage you actually pay. A lead-tech number here is not a Cook County number.

If the founder still holds the only plant-gate relationship, treat that account as a person until a second name is on the roster.

Use the sale-prep roadmap. Split I-57 industrial versus Bradley trades versus hospital-adjacent panels before anyone names a number. Diligence here fails on a Chicago buyer who priced Kankakee as cheaper Cook County more often than on the Court Street photo.

Name the product: a diversified warehouse-vendor book, a Bourbonnais HVAC route, a Riverside-adjacent clinic, or a downtown room that already opens in January. Put a second person on the schedule. Map which village desks and which plant badges you actually work. Pull monthly sales that include a quiet ice week and a week that is not a warehouse Friday. If one plant number is a double-digit share, isolate it.

We take I-57 bays to operators who already sit in Kankakee County or who want Illinois industrial without Cook County rent. Neighborhood files go to trade owners already in Bradley or Bourbonnais. Clinics go to clinicians who will sit a Tuesday that is not an outbound Friday. The teaser names the river, the two hospitals, and the Loop we are not. It does not lead with a skyline slide.

A buyer who only walked Court Street on a Friday will misprice a Bradley warehouse and a Bourbonnais clinic in the same afternoon. A quiet January Tuesday is the file. A plant overtime week is a spike. Olivet move-in is overlay.
