Sell a Business in Hood River, Oregon

A Waterfront Park Saturday is not eleven other months. Hood River lists orchard grades and a Highway 35 fruit pack — not Portland and not The Dalles Dam.

9 min read · Reviewed September 17, 2026

A Portland buyer drove east on I-84, photographed Waterfront Park, and priced an Oak Street winery as a cheaper gorge satellite with a kite Saturday. Diligence died on a January Tuesday. The park was empty. The rooms that looked like a company on a wind weekend were dark. One fruit-pack handshake still wrote a double-digit share of an orchard-grade construction book. Cascade Locks leaked some Saturday nights that never show up on a kite postcard. Hood River is a gorge wind-and-fruit town with a Waterfront Park isolate and an Oregon winter. It is not the Willamette tech desk and it is not The Dalles Dam. That is the problem this page exists to name: inbound Portland capital keeps treating Oak Street as discount Pearl, and inbound dam buyers keep treating kites as a powerhouse. The file that actually transfers is a Waterfront restaurant that already opens when the park is quiet, a Highway 35 fruit book that already invoices more than one pack year, or a brewery a manager already holds through a midweek without wind.

This essay covers Hood River, Odell, the orchard grades, and the county rooftops that already share this labor pool — Cascade Locks when the same owner already works that desk. I-84 toward Portland and The Dalles is a drive-time and wage fact. It does not make this a Multnomah listing or a Wasco dam file. Nothing here is Oregon contractor, liquor, water-right, or Hood River County license advice. Put Hood River County counsel on the fruit-pack and waterfront-lease language before anyone dates a teaser.

The Waterfront Park Saturday that is not eleven other months

Waterfront Park is the distinctive visitor product in Hood River, and it is the first place a sale dies if anyone annualizes it. Hotel keys, restaurant rooms, retail doors, and gift shop counters on Oak Street and the waterfront transfer when a full year is already in the book — including a January Tuesday and a midweek without a kite Saturday. See the restaurant guide before anyone annualizes July. A dining room that only works because a Waterfront Saturday filled the sidewalk is a seasonal room. Isolate that weekend, a single large wind-event month, and any year the park calendar is the whole story.

A book that lives on one kite season, one park-weekend contractor, or a slide that says “the gorge is growing” is concentration. A Waterfront Saturday is a spike. Isolate it. Prepare the split with the sale-prep roadmap.

A Portland inbound who underwrote this as a cheaper I-84 satellite will ask the wrong first question. They want a Pearl District multiple and a Willamette overlay. Hood River does not have a tech desk as the defining book. Write the waterfront isolate and the orchard-grade year. Do not paste a Burnside January onto an Oak Street wind week.

Orchard grades, Highway 35, and a fruit pack that is not a kite

Highway 35 and the orchard grades are the weekday product most buyers skip when they only walked the park. Fruit, a packing handshake, and a winery that already invoices more than one grower year are a real credit. Treat wine here as fruit-and-pack adjacency — not a Napa slogan and not a Willamette tasting-room multiple. A book that lives on one cherry week, one pear year, or one grower handshake is concentration. A high-pack month is a spike. Name the crops you actually invoice.

Assignment language on grower contracts belongs in week one of due diligence. If the founder still holds the only name a packer will call, treat that fruit book as a person until a second contact already sits the empty months. Earn-outs show up when one pack year is a double-digit share. Seller financing shows up when the grower file is the long pole. Neither instrument turns a single handshake into a company.

Breweries on Oak Street and the waterfront transfer when a midweek without wind is already in the year. A taproom that only works because a kite Saturday filled the patio is overlay. Isolate it.

Neighborhood trades still write the book that survives January. HVAC and construction on first-ring rooftops in Hood River and Odell trade when a second lead already opens. Recurring service beats a one-phase inn renovation or a single orchard-pack fit-out. Providence Hood River and the clinic belt keep weekday demand that does not wait on a Waterfront Saturday.

The Dalles is a different Gorge desk — a dam, a cherry pack, and a data-center wage. It is not this kite. Bend is a high-desert visitor and in-migration file. Vancouver, Washington, sits on the Portland-side industrial overlay and is not this fruit grade. None of those is a Highway 35 fruit year. A buyer who only compared Hood River to “the other Gorge town” still has to underwrite this park Saturday and this Hood River County lease.

Owner-operated Hood River County shops still price on seller’s discretionary earnings. Multi-inn hospitality groups and diversified fruit books that already have a manager wage in the model can open EBITDA. See the valuation guide. Do not treat a founder who still works every Waterfront Saturday as if that door is already open.

Cascade Locks overlay and a Hood River clerk

Oregon contractor, liquor, and professional licenses sit on their own calendar. A Multnomah County ticket from a Portland buyer is not a Hood River County qualifying agent. A Wasco County license from a Dalles-side buyer is not a Hood River city receipt. Name the clerks you actually invoice.

Waterfront-lease assignment and any commercial-use language on Oak Street belong in week one if the book lives on the park. City mercantile licenses, OLCC language on a tasting room or taproom, and a Highway 35 packing overlay sit on other desks. Odell adds a clerk and a different orchard mix. Cascade Locks adds a visitor overlay and a different rent. Diligence here fails on a Portland buyer who priced Oak Street as a cheaper Pearl satellite more often than it fails on the kite photograph. Labor leaks west toward Portland wages on an I-84 morning and east toward The Dalles on a dam week. Write that wage before the first tour.

SBA can fit a documented inn or a mainland trade route when a manager wage is already real and a January exists on the P&L. Single-weekend waterfront shops and single-grower fruit books usually need more equity.

Prepare two years of weekly sales that include a January midweek and a week the wind calendar is thin. Name the park share, the pack share, and the person who already opens when Oak Street is quiet.

Isolate wind week before anyone prices a Waterfront tasting room

Walk the Waterfront dining room first if that is the asset. A kite Saturday and a festival weekend can fill every seat. The lease still needed assignment. The manager who could hold a January Tuesday had already taken a job in Portland. That is the hospitality deal — not the park photograph.

Walk a Highway 35 fruit book next if that is the asset. Two growers, one cherry year pulled out of the run rate, a second contact already on the file, and no Waterfront Saturday stuffed into the P&L. Grower-contract language sat with counsel before the first buyer call. The inbound number a Portland hospitality buyer wanted would have underpaid that pack and still failed a quiet January.

Walk an Odell HVAC route as a third texture. Orchard-grade rooftops, a township desk that is not Hood River city’s, and a second lead already opening. Recurring service, not a one-phase waterfront restoration.

We take waterfront rooms to hospitality operators who will sit through a January Tuesday. Fruit files go to operators who already understand a pack year and an empty month. Neighborhood trades go to owners already on the Hood River County mainland — not to a Portland inbound who wants a second Pearl town, and not to a Dalles inbound who wants a second dam.

Most owner-operated Hood River shops still price on SDE in 2026. A multi-inn group or a diversified fruit book that already runs more than one season can open EBITDA. A one-weekend shop is a spike. Holdbacks belong on receivable quality and any open grower-contract item.

The Dalles Dam is a different Gorge desk

The Dalles keeps the dam, a cherry-pack isolate, and a data-center wage. Those names sit on the The Dalles page. They do not set an Oak Street multiple. Hood River and The Dalles share a buyer pool when the same owner already invoices both. They do not share a kite Saturday or a dam-vendor year.

Hood River is not Portland. There is no Pearl District as the first sentence and no Willamette tech desk as the defining book. It is not The Dalles. There is no powerhouse as the listing. It is not Bend. There is no high-desert in-migration story. A “we are basically the nicer Gorge” slide will not stand in for a January week that includes an empty Waterfront Park and an orchard grade that is not hosting a pack Saturday.

Add four Hood River nouns a Portland page would skip: Waterfront Park as a weekend isolate, Highway 35 as the fruit spine rather than a commuting slogan, the orchard grades as a pack year rather than a kite photograph, and Cascade Locks as an overlay rather than the listing. Those names photograph. They are not the January.

Gorge files that we list from Florida without borrowing a Portland multiple

Bridge Point Advisors takes Hood River County files to industry-first buyers from Spring Hill. We name a Waterfront Saturday versus a Highway 35 fruit year versus an Odell rooftop — not a Pearl pit and not a Dalles dam multiple. Start with a valuation, your industry page, or contact. Call (352) 515-0226. Bring the weekend split, or an honest note that Oak Street still only works when the park is full. That is the book.

Frequently Asked Questions

Should a Waterfront Park kite Saturday be treated as run rate?

No. Isolate wind weekends and any festival month. Buyers will compare a January Tuesday on Oak Street with a Waterfront Saturday.

Is Hood River just Portland without the traffic?

No. Portland underwrites a Willamette tech-and-harbor desk. Hood River underwrites orchard grades, a Highway 35 fruit year, and a Waterfront Park isolate.

Is this the same Gorge book as The Dalles?

No. The Dalles underwrites the dam, a cherry-pack isolate, and a data-center wage. Hood River underwrites kites, fruit grades, and a waterfront Saturday. Those packets do not share a multiple.

Should a winery here be underwritten like Napa or the Willamette?

No. Treat wine as fruit-and-pack adjacency. A one-grower year or a tasting room that only works on a kite Saturday is concentration, not a Napa multiple.

Does Cascade Locks list on this page?

It sits on this Hood River County labor pool when the invoices already name it. An Oak Street room and a Cascade Locks visitor shop still get different underwriting.

Can SBA finance a Hood River waterfront inn?

A documented inn with a January in the book and a modeled manager wage can. A single-weekend park shop or a one-grower fruit book usually needs more equity.
