Snake Alley on a Saturday is not a Mississippi year. How Burlington, Iowa files trade on the river and Des Moines County — not Vermont and not Alamance.

The inbound buyer booked a flight to Burlington and landed in Vermont. The next one drove I-40 looking for Alamance County brick. The third actually found Des Moines County, photographed Snake Alley on a Saturday, and priced a river-adjacent manufacturing bay as cheaper Quad Cities industrial. He missed the flood year. He missed the lock-and-dam delay that already sits in a trucking week. He missed that West Burlington writes a different commercial receipt than Jefferson Street. We rebuilt the year around a quiet February Tuesday and sent the lake-town caption and the textile caption home. The operator who already dispatched off the Great River Bridge stayed — after a shop-lead wage sat on the P&L and the single-plant invoices came out of the run rate.

That name collision plus one crooked-street photograph is the usual Burlington, Iowa, error. Vermont is Lake Champlain and a different wage. North Carolina’s Burlington is Alamance textile leftover. Davenport is the I-80 Quad Cities stack. None of those multiples belong on a Snake Alley dining room. A Great River Medical Center medical practice whose patients already leak to Iowa City for specialty work is a fourth product. Do not price them as one “Burlington” search result.

Snake Alley and downtown are visitor overlay. Restaurants on Jefferson Street pack on a summer Saturday and thin in February. Isolate those weeks. The crooked street is civic identity. It is not a run rate and not a Burlington, Vermont, Church Street story.

Great River Medical Center keeps the professional weekday. Medical practices that already keep patients after the founder leaves are the asset. Keokuk sits further downriver. It does not share a Jefferson Street rent. HVAC and construction follow West Burlington rooftops more than a Snake Alley photograph.

Vermont and North Carolina share a name, not this wage

A Vermont searcher will still land here by accident. A Quad Cities buyer will still try to import a cheaper-I-80 slide. Write leftover river industry, West Burlington rooftops, and Great River Medical as three products.

West Burlington’s commercial ticket is not a downtown Saturday receipt. Map the avenue.

Lock-and-dam delays and Iowa occupational maps

Burlington and West Burlington are different occupational maps. A city license is not a West Burlington receipt. Des Moines County unincorporated edges add another desk. The Illinois bank is another state. Qualifying agents do not transfer because the buyer already works Scott County.

Iowa contractor and professional licenses sit on their own calendar. River-adjacent industrial files often carry environmental and flood history. Open that binder in week one. This page is not that advice. Send it to counsel.

The river is diligence. Ice, a lock delay, a flood week, and a bridge closure belong in the year. A trucking book that cannot name which lock it waits on is unfinished.

Name the product: a diversified plant-vendor book, a West Burlington HVAC route, a Great River panel, or a Jefferson Street room that already opens in February. Put a second person on the schedule. Map which city halls and which river weeks you actually work. Pull monthly sales that include a quiet winter Tuesday and a week the lock backed up. If one plant number is a double-digit share, isolate it.
