Table Rock and Lake Taneycomo are the other half of the year. Silver Dollar City is a west-side overlay. Branson Airport (BKG) is a small field, not Springfield-Branson National. The theater strip photograph well. It is not the run rate. Table Rock operators who already know a Tuesday in February
Owners already running a second door in Hollister or Kimberling City add a key or a crew. They already know strip rent from a lake-road lease and they will not pay a Springfield medical-corridor multiple for a Branson West shop.
Inbound hospitality buyers — including operators already in Springfield or already driving US-65 out of the Ozarks — show up because the theater photograph well. They still underwrite a city of Branson license, a Taney County occupancy desk, and a February occupancy trough the same way a local does. A “Branson always has a show” slide does not stand in for a dark midweek when the buses stayed home.
Trade and clinic buyers look at year-round rooftops around the lakes. They will not treat a Christmas-light Saturday as a twelfth of the year.
SBA shows up on documented neighborhood routes and clinics when a manager wage is already in the numbers. One-theater books and one-park vendor lists need more equity than a Hollister HVAC route.
Theater leases, lake seasons, and a Springfield buyer who prices the wrong town
Branson, Hollister, Kimberling City, and Branson West are different occupancy and license maps. A 76 lease is not a Table Rock slip receipt. Forsyth sits on its own county-seat file. Ozark and Nixa are Springfield’s south edge; they do not inherit a strip multiple and they do not list as this page.
Missouri contractor licenses, city business licenses, and any food or lodging permit each keep their own clock. A qualifying agent does not transfer because the buyer already holds a Greene County ticket. Then pull every city license, occupancy-tax file, the top-ten customer share, and monthly sales that include a non-show stretch and a dark midweek. If one theater or one park is a double-digit share — and on the strip it often is — isolate it.
