UAB, Children’s of Alabama, and the medical-center payroll write the weekday wage that did not exist when this city was pig iron. Regions and the downtown professional stack write a bank-and-accounting overlay. A clinic manager in Homewood, an insurance producer in Mountain Brook, and a Hoover HVAC lead already know those numbers. They will not take a downtown owner draw and call it compensation. Sloss and Red Mountain are heritage. They are not the run rate. I-20 / I-59 freight writes a warehouse and staffing wage along the valley. This is a hospital-and-bank city that used to be steel, not an arsenal town and not a second Atlanta. Huntsville’s Redstone stays on its own page. Montgomery’s capitol stays on theirs. Tuscaloosa’s football-and-Mercedes file is not this page.

I-20, I-59, I-65, and the mountain tickets

Jefferson and Shelby already share this labor pool, plus commercial edges in St. Clair and the US-280 / I-65 towns (Trussville, Bessemer, Pelham, Alabaster). Hoover, Homewood, Vestavia, and Trussville sit here when the book already shares UAB or a 280 ticket. They do not share a UAB faculty-clinic rent or a Hoover rooftop rent.

A Hoover HVAC book that already leaves without the owner is Jefferson County coverage and a lead-tech wage. A UAB-adjacent clinic with a second provider prices on bench and recare. A Mountain Brook insurance or accounting book that already opens without the founder is whether clients call the firm. A downtown restaurant that only looks good on a Saturday is a seasonal room. A one-system medical-staffing book is a concentration file. A Bessemer warehouse that lives on one I-20 shipper is a spike.

Most owner-operated Jefferson and Shelby shops still price on SDE. Multi-provider practices and multi-crew trades can open EBITDA. Use the valuation guide.

Trussville rooftops and a Bessemer dock are different tickets inbound Atlanta buyers flatten into “the other Alabama metro.” Write UAB. Write Regions. Then refuse an arsenal multiple. Sloss is a photograph.

Over-the-Mountain listing mistakes

Sellers treat steel history as volume. UAB and the banks are the current product. Write what replaced the furnaces.

They annualize a downtown Saturday or a hospital-project year. Isolate those stretches.

They skip the city map. A Hoover license is not a Birmingham receipt. Mountain Brook sits on its own ticket. Huntsville is a different desk.

They invite a Huntsville buyer who priced 280 as cheaper Research Park, or an Atlanta buyer who priced Homewood as cheaper Buckhead. Diligence dies on that slide more often than on the Vulcan photo. Split UAB-adjacent, Over-the-Mountain professional, and valley industrial before anyone picks a number.

They leave the founder holding every hospital relationship until the tour. If the owner still walks every UAB hallway, you are selling a job. Most Jefferson shops still price on SDE in 2026 because the owner is still the book. Fixable — not a reason to borrow a Redstone multiple.

A buyer who only sat in I-65 traffic will still need the Jefferson and Shelby desks named. Transition is local: the qualifying agent, the hospital credential, and the city ticket have to survive the handoff.

UAB Hospital, Children’s of Alabama, and St. Vincent’s / Brookwood still write the weekday medical wage. Regions, the downtown professional stack, and the leftover Sloss / Red Mountain heritage are different stories — write the first two as payroll and the third as a photograph. Hoover’s Riverchase and the US-280 medical box are density. Bessemer and the I-20 / I-59 valley docks are industrial.

Vulcan and Railroad Park help some rooms. They do not get stretched into an Atlanta perimeter multiple. A buyer who only sat in I-65 traffic still needs Jefferson and Shelby contractor desks named. We will not fold a Huntsville Redstone file or a Tuscaloosa Mercedes file into this Magic City book. Pelham, Alabaster, and Trussville sit here when the trucks already live on those tickets.

Railroad Park Saturdays and a Protective Stadium night help some downtown rooms. Isolate them. The Oxmoor and Summit retail boxes are density along 280. Write Jefferson versus Shelby before anyone pastes a Huntsville Redstone multiple.
