Remaining Raleigh County coal and mine-adjacent vendors pulse when a shift is running and thin when a permit delays. Isolate both calendars. Ice, fog, and a wreck on I-77 or I-64 take days off an interchange convenience-store and auto repair book. A quiet Tuesday on the plateau is the file.

New River Gorge National Park is the visitor overlay that coal does not replace. Bridge Day, Tamarack, and Winterplace ski dates move hospitality that a pure mine town would not have. A book that lives on one October Saturday or one rafting outfitter contract is concentration. The park designation is a fact. It is not a multiple by itself.

Remaining coal and mine-adjacent vendors are the weekday industrial product. Raleigh County still moves equipment, auto repair, convenience and fuel books on shift change, and construction that already speaks a mine gate. A book that lives on one operator, one prep plant, or one contractor number is concentration. An idle year or a permit delay is not a run rate. Honesty about remaining volume matters here more than a heritage slide.

I-77 and I-64 cross here. Through-freight, hotel rooms on the interchange, and trip retail are a real product only if a quiet Tuesday is in the year. A “we cover southern West Virginia” truck that is really one Beckley van is a coverage claim. Corridor L and the turnpike are a different drive-time map than Kanawha.

What still books when the gorge is empty

SBA still finances documented neighborhood shops when a manager wage is already in the model. One-operator mine books usually need a different capital conversation. In 2026 most owner-operated files still price on SDE. A multi-site hospitality group or a multi-crew trade shop that already runs without the founder can open EBITDA. Use the valuation guide as the national frame; the local haircut is February and remaining coal.

Bridge Day is one Saturday on the New River Gorge. It does not rebuild a plateau Tuesday. Remaining coal and the contractors who still work those gates are the weekday product some buyers refuse to name. Raleigh General and the VA keep a clinic payroll that is thinner than Charleston. Oak Hill, Crab Orchard, and Sophia share this buyer pool. They do not share a gorge-weekend rent. A buyer who priced “national-park town” will overpay for a souvenir floor and underpay for a documented HVAC route on Eisenhower Drive. Mine-gate leftover, a park concession assignment, and any AML or water-quality file belong in week one. A note is common when that leftover is the long pole. Earn-outs belong on one park season or one remaining-coal account that is a double-digit share. Write them around a quiet January, not around Bridge Day.

The Exhibition Coal Mine leftover, Tamarack, Winterplace, and Raleigh County Memorial Airport are local texture. They help some rooms. They do not set a Charleston chemical multiple. The New River Gorge Bridge is a photograph. It is also one Saturday.

Who overpays for a park-town thesis

Operators already in Raleigh or Fayette adding a second crew or a second suite are the cleanest match. They already know 77/64 time and which interchange actually feeds their book.

Charleston owners hunting a second southern desk overpay for the wrong thesis. There is no capitol dome and no Institute works on this page. They still have to underwrite remaining coal volume and a gorge hospitality calendar the way a local does.

Huntington owners who import a Marshall or Ohio River multiple make the other mistake. There is no campus and no river-bridge desk as the defining book. A lifestyle buyer who stood on the gorge rim on Bridge Day and decided Beckley is a national-park town will overpay for a Tamarack-adjacent room and underpay for an Oak Hill HVAC route.

A mine-strategic who only priced a heritage slide will haircut every remaining-volume shop in the same afternoon. Fayetteville buyers who already work the gorge still need this interchange named as the first slide when the book is actually Beckley.

Mine gates, a park concession, two interchanges

Beckley, Oak Hill, and Raleigh County are different occupational maps from Fayette County. A city license is not a gorge-town receipt. Pull every letter before you list. The Oak Hill qualifier does not travel with a Beckley stock sale. Mine vendor lists, hospital credentialing at the VA, and any park-concession or lodging permit belong in week one of diligence.

Mine-adjacent pads can carry environmental, bond, and remaining coal language a downtown landlord never wrote. Interchange hotel leases can carry franchise and seasonal-use clauses. Ice and fog on 77 and 64 are operating facts. Prepare with the sale-prep roadmap: split remaining coal, gorge hospitality, medical panels, and neighborhood trades before you pick a number.

How a plateau deal actually gets paid

Cash-at-close is easiest on a documented HVAC or auto-repair route that already opens without the founder. Buyers still haircut a one-person winter dispatch job.

Earn-outs show up when one mine operator, one October Saturday, or one rafting contract is a double-digit share. The local reason is Bridge Day and remaining coal: a buyer will not pay a stacked park year or a single-operator mine year as perpetual. Write the earn-out around February and an idle stretch.

Seller financing is common when the mine environmental file, a franchise hotel lease, or a two-county license map is the long pole. Holdbacks belong on receivable quality and any open bond or environmental item. A Raleigh County mine-vendor book that still lives in the founder’s name is a person until someone else holds the operator number a pit will accept.
