They invite a Birmingham buyer who priced the Plains as cheaper UAB country, or a Columbus buyer who priced it as cheaper Fort Moore overflow. Diligence dies on that slide more often than on the stadium photo. Split campus hospitality, hospital-adjacent, and neighborhood trades before anyone picks a number.
They leave the founder holding every campus relationship until the tour. If the owner still walks every Toomer’s hallway, you are selling a job. Most Lee County shops still price on SDE in 2026 because the owner is still the book. Fixable — not a reason to borrow a UAB multiple.
A buyer who only sat in I-85 traffic will still need the Lee County desk named. Transition is local: the qualifying agent, the campus vendor list, and the hospital credential have to survive the handoff.
