O’Bleness is the civilian payroll the campus does not replace. Provider bench, recare, and whether the book still rings the suite after the founder leaves are the asset. Owner-operated Athens shops still price on seller’s discretionary earnings in 2026. A multi-door hospitality group or a multi-provider clinic that already schedules a second lead can open a conversation on EBITDA. The valuation guide is the math; Halloween is not.

Hocking Hills weekends are a leak, not an Athens multiple

Logan, Nelsonville, and the cabin roads toward Old Man’s Cave already pull some Saturday money out of this county and send some visitors through it. That is a leak and an overlay. It is not a reason to write Athens as a park-town hospitality metro. A Court Street room that only works when the hills are full in October is a seasonal file. A cabin-adjacent hotel book that lives on one foliage weekend is personal goodwill.

Name the towns you actually invoice. A “we cover Hocking and Athens” truck that is really one Court Street van is a map problem, not a slogan. Hocking Hills State Park photographs well. It does not set the multiple on an O’Bleness panel or a Stimson Avenue HVAC route.

Add four Athens nouns a Columbus page would skip: the Ridges as an arts-and-campus leftover, Court Street Halloween as a named spike, the Dairy Barn as a visitor slice, and US-33 time toward the Columbus fringe as a wage fact. None of those rebuild a January Tuesday after students leave.

Nelsonville and The Plains stay on this county map

This page is Athens County — downtown and Court Street, East State and the commercial box, and the residential edges that already share this labor pool. Nelsonville, The Plains, Albany, and Chauncey sit on nearby books when the trucks already run those roads. They do not get a second listing URL. They also do not get a Court Street patio rent.

Columbus is a different campus and a different capital. Ohio State, the Statehouse, and a Franklin County professional stack belong on the Columbus page. US-33 is a drive. It is not a merger of those markets. If the file is the river, chemical leftover, and a Kanawha desk, start with Charleston. If it is the Ohio River industrial edge and a Mid-Ohio Valley plant belt, start with Parkersburg. Columbus is about seventy-five miles. US-33 sits northwest of town; most of the commercial file lives on Court Street, East State, and the campus edge, not on an interstate cloverleaf. Labor that already chases a Franklin County wage has to show up in the model as a number, not a footnote.

Work the sale-prep roadmap with those splits already drawn: Court Street hospitality versus hospital-adjacent practice versus neighborhood trades versus a Hocking overlay. We do not blanket “Ohio hospitality buyers.” We call operators who already understand a mid-major Saturday and a dead January — rooms in Nelsonville, a second door already on Court Street, or an alumni buyer who will sit through a road-game P&L. Neighborhood HVAC and construction go first to owners already in Athens County.
