Sell a Business in Page, Arizona

A Glen Canyon Dam concession packet that will not assign is the Page listing. Lake Powell keys remain — isolate Antelope Canyon, not a Flagstaff multiple.

9 min read · Reviewed September 17, 2026

The Glen Canyon concession packet would not assign because the inbound only had a Flagstaff hospitality slide and a Coconino restaurant license that had never named the dam. Lake Powell still needed a February Tuesday. Antelope Canyon had already been stuffed into the run rate as if every slot-canyon Saturday were occupancy. Counsel learned it after a Flagstaff buyer had already priced Lake Powell Boulevard as if a Route 66 multiple transferred the way a downtown Flagstaff lease does. A National Park Service concession does not move that way. That is the Page problem this page exists to name. The dam is the public-sector product. Highway 89 is a visitor spine. This file is Page. It is not Flagstaff and it is not a cheaper plateau listing.

This essay covers Page, the Glen Canyon Dam corridor, Lake Powell keys, and the Highway 89 edges that already share this labor pool. Antelope Canyon isolates. The Navajo generating leftover is leftover, not a run rate. Nothing here is Arizona contractor, NPS-concession, or tribal-permit advice. Put Page counsel on the Glen Canyon packet and the Lake Powell lease before anyone dates a teaser.

The Glen Canyon concession packet that would not assign

Dam-and-park adjacency is the distinctive year-round public-sector product in Page, and it is the first place a sale dies. Staffing desks that already place into a Glen Canyon facilities week, construction and HVAC shops that already hold a small-project vendor number, and a thin service book that already invoices a concession support desk all transfer when more than one contract year is in the file. A book that lives on a single NPS concession, a single dam renovation, or a slide that says “Lake Powell is growing” is concentration. A high-water summer is a spike. Isolate it.

Assignment, novation, and any credentialing path Glen Canyon and the Park Service will actually accept belong in week one of due diligence. If the founder still holds the only name the concession will badge, treat that vendor book as a person until a shop lead already carries those credentials. Earn-outs show up when one concession year is a double-digit share. Seller financing shows up when the packet is the long pole. Neither instrument repairs an assignment the Park Service will not sign.

A Flagstaff inbound who underwrote this as a cheaper plateau satellite will ask the wrong first question. They want a university-and-Route-66 multiple and a Flagstaff occupational overlay. Page does not have a NAU weekday as the defining book. Write Glen Canyon and the Lake Powell key. Do not paste a downtown Flagstaff January onto a dam week.

Lake Powell keys and Highway 89 — not a Flagstaff multiple

Lake Powell is the hospitality product most buyers came to photograph. Hotel keys, restaurant rooms, gift shop doors, and retail on Lake Powell Boulevard transfer when a full year is already in the book — including a February Tuesday when the lake is quiet and a midweek without a tour bus. See a winter weekday before anyone annualizes July. A dining room that only works because an Antelope Canyon Saturday filled the sidewalk is a seasonal room. Isolate slot-canyon weeks and a single high-water month.

Highway 89 moves a visitor and freight overlay north toward Utah and south toward Flagstaff. Drive time belongs in a visitor-facing wage and working-capital model. It does not convert a Page inn into a Flagstaff file. Kingman is a different US-93 desert desk. Lake Havasu City is a Colorado River recreation file. St. George is a Utah I-15 stack. None of those is a Glen Canyon concession.

Neighborhood trades still write the book that survives a thin lake week. HVAC and construction on first-ring rooftops trade when a second lead already opens. Recurring service beats a one-phase lodge renovation or a single dam fit-out. Trucking that already holds a non-tour appointment — including a week Antelope Canyon is not the board — is the freight product. A board that only works because a tour-bus Saturday filled every trailer is overlay. Isolate it.

The Navajo generating leftover still shapes who can run a remaining industrial or trade book. It does not set a boulevard rent. Do not treat leftover as occupancy.

Owner-operated Page shops still price on seller’s discretionary earnings. Multi-inn hospitality groups that already have a manager wage in the model can open EBITDA. See the valuation guide. Do not treat a founder who still walks every concession gate as if that door is already open.

Coconino County clerks, a dam clock, and a generating leftover

Arizona contractor and professional licenses sit on their own calendar. A Flagstaff city ticket is not a Page receipt. A Utah license from a St. George buyer is not an Arizona concession. Name the clerks you actually invoice.

Glen Canyon assignment belongs in week one if the book lives on the dam. Lake Powell commercial-use language, Highway 89 terminal receipts, and any tribal-adjacent permit sit on other desks. This page is not tribal-permit advice; put counsel on that language before a teaser. Diligence here fails on a Flagstaff buyer who priced Page as a cheaper plateau satellite more often than it fails on the dam photograph. Labor leaks toward Flagstaff wages when a university week already pays, and it leaks toward a tour-season wage that will not stay for a February Tuesday. Write that wage before the first tour.

SBA can fit a documented inn or a mainland trade route when a manager wage is already real and a February exists on the P&L. Single-season gift shops and single-concession books usually need more equity. Use the sale-prep roadmap to split dam work versus Lake Powell hospitality versus neighborhood trades before anyone writes a teaser.

Prepare two years of weekly sales that include a February midweek and a week Antelope Canyon emptied the labor pool. Name the concession share, the slot-canyon share, and the person who already opens when the lake is quiet.

Isolate Antelope Canyon weeks before anyone prices a marina-adjacent inn

Walk the Glen Canyon shop first if that is the asset. Two concession accounts, one dam year pulled out of the run rate, a shop lead already on the floor, and no high-water Saturday stuffed into the P&L. Assignment language sat with counsel before the first buyer call. The inbound number a Flagstaff hospitality buyer wanted would have underpaid that vendor and still failed the packet.

Walk the Lake Powell inn next if that is the asset. An Antelope Canyon Saturday can fill every key. The lease still needed assignment. The general manager who could hold a February Tuesday had already taken a job toward Flagstaff. That is the hospitality deal — not the slot-canyon photograph.

Walk a first-ring HVAC route as a third texture. Neighborhood rooftops, a city desk that is not Flagstaff’s, and a second lead already opening. Recurring service, not a one-phase dam restoration.

We take concession books to operators who already understand a Park Service gate. Neighborhood files go to trade owners already on the Page grid. Lake Powell rooms go to hospitality operators who will sit through a quiet February — not to a Flagstaff inbound who wants a second plateau town.

Most owner-operated Page shops still price on SDE in 2026. A multi-inn group or a diversified staffing book that already places more than one concession season can open EBITDA. A one-Antelope-week shop is a spike. Holdbacks belong on receivable quality and any open Glen Canyon item.

The generating-station leftover is not the book

The Navajo generating leftover sits on this industrial memory. It does not share a Lake Powell Boulevard rent and it is not occupancy. A leftover year and a Glen Canyon concession year are different stories. Do not paste a Flagstaff January onto either one.

Page is not Flagstaff. There is no NAU weekday as the first sentence. It is not Kingman. There is no US-93 desert stack as the defining book. It is not Lake Havasu City. There is no London Bridge recreation as the product. It is not St. George. There is no I-15 Utah stack as the listing. A “we are basically Flagstaff with a lake” slide will not stand in for a February week that includes a dam between phases and a boulevard room that is not hosting a tour bus.

Add four Page nouns a Flagstaff page would skip: Glen Canyon Dam as the concession desk, Lake Powell as the key that has to hold winter, Highway 89 as the visitor spine, and Antelope Canyon as isolate rather than run rate. Those names photograph. They are not the packet.

A Lake Powell Boulevard gift shop that only works because a tour-bus Saturday filled the door is overlay. A February Tuesday when the lake is quiet is the receipt that has to hold. Neighborhood trucking that already invoices a non-Antelope week is the freight file. Write that week first.

Colorado Plateau files we list from Florida without borrowing Flagstaff math

Bridge Point Advisors takes Page files to industry-first buyers from Spring Hill. We name a Glen Canyon packet versus a Lake Powell February versus a neighborhood rooftop — not a Flagstaff multiple and not a Route 66 slogan. Start with a valuation, your industry page, or contact. Call (352) 515-0226. Bring the concession packet, or an honest note that the dam gate still lists one person. That is the book.

Frequently Asked Questions

What if the Glen Canyon concession will not assign to the buyer?

Then the Park Service PO is not an asset yet. Price the remaining diversified Lake Powell and neighborhood work, or keep the founder through a defined transition while counsel works assignment. A signed letter does not move an NPS concession.

Is Page just Flagstaff with a reservoir?

No. Flagstaff underwrites a university weekday and Route 66. Page underwrites a Glen Canyon Dam concession, a Lake Powell winter key, and an Antelope Canyon week that has to be isolated.

Should Antelope Canyon tour Saturdays be treated as occupancy?

No. Isolate slot-canyon weeks and high-water months. Buyers will compare a February Tuesday on Lake Powell Boulevard with a tour-bus Saturday.

Does Highway 89 make this a St. George or Kingman deal?

No. The highway is a visitor and freight spine. St. George and Kingman keep their own pages. An Arizona dam lease is not a Utah I-15 ticket.

Is the Navajo generating leftover part of the run rate?

No. Leftover shapes who can still run a remaining industrial book. It does not set boulevard occupancy. Isolate any leftover year.

Can SBA finance a Page inn near Lake Powell?

A documented inn with a February week in the book and a modeled manager wage can. A single-season gift shop or a one-concession book usually needs more equity.
