Sell a Business in Leesville, Louisiana

Fort Johnson’s garrison column still prices a Vernon Parish file before anyone writes Cenla. This is a JRTC town — not Alexandria’s airpark leftover file.

10 min read · Reviewed September 17, 2026

Fort Johnson’s garrison column is the first line on a Vernon Parish P&L. The installation — still Fort Polk in half the conversation and on half the trucks — writes a weekday wage for soldiers, civilians, and the JRTC rotation that already fills a Third Street restaurant, a hotel that lives on a training cycle, and an auto-repair bay that already knows a PCS week. Isolate a rotation surge, a deployment trough, and a weekend the gate is quiet. A book that only looks thick because a brigade was in the box is a spike. The fort is the payroll. Alexandria is not the listing.

This page is Vernon Parish market color. It is not Louisiana military-contract, gate-access, or contractor-license advice. Have counsel read assignment on a third-party installation credential, a city ticket, and any leftover range-adjacent paper before anyone treats a payday Friday as underwriting. We list from Spring Hill. Call (352) 515-0226.

Leesville is not Alexandria. There is no England Airpark as the first slide and no Rapides crossing as the product. Camp Beauregard is Alexandria’s Guard overlay. It is not this garrison. Lake Charles is a plant-and-casino stack on I-10. Lafayette is Acadiana’s Hub City. U.S. 171 and Louisiana 28 are leaks, not comparables.

New Llano, Anacoco, Rosepine, and the South Fort / North Fort housing belts already sit in this labor pool when the book uses them. They do not share a Third Street Saturday rent. DeRidder is a Beauregard Parish conversation when the invoices already go there. It does not inherit a Vernon occupational desk because someone said the fort.

The garrison column still prices Vernon before anyone writes Cenla

Fort Johnson / JRTC is the distinctive weekday product. Permanent-party payroll, civilian GS and contractor desks, and the rotating units that already fill retail and hospitality rooms are three different textures. A file that lives on one rotation, one gate vendor number, or one housing-allowance year is concentration. Write the garrison column, not “central Louisiana military” as a slogan. This is not Barksdale in Bossier and it is not England Airpark leftover.

PCS weeks, training-cycle Fridays, and a payday Saturday move rooms. Those weeks belong in a footnote. Map a trough month and a Tuesday the box is empty. Price hotel keys as keys, not as a post caption. See the restaurant guide when the room is hospitality.

Staffing that already understands a contractor badge and a rotation calendar can support a conversation when the customer file is not one prime. A one-contract van is concentration.

Owner-operators still settle most Leesville dining rooms, New Llano HVAC routes, and single-bay auto books on seller’s discretionary earnings. Add back the owner’s pay and real one-offs. Keep a rotation surge, a PCS cluster, and a payday weekend out of the run rate. See the valuation guide.

A multi-crew trade book or a multi-provider clinic that already starts without the owner, and whose customer file is not one rotation, can support an EBITDA conversation. A one-cycle shop is a spike.

Kisatchie edges and a hunting Saturday are recreation overlay. They are not payroll.

Fort Johnson is not England Airpark and not a Lake Charles plant

England Air Force Base closed. Alexandria’s leftover is an industrial airpark. Leesville’s fort is an open garrison with a training mission. Those are different tickets. Do not import an airpark lease story onto a Third Street shop. Lake Charles is LNG, refining, and a casino hospitality stack. Lafayette is UL and a Gulf tool belt. None of those multiples belong on a Vernon Parish truck.

U.S. 171 south is the leak toward Lake Charles. Louisiana 28 east is the leak toward Alexandria. Some spouses, some techs, and some nurses already price those offers. That wage belongs in the first model. It does not turn a Leesville shop into a Rapides or Calcasieu comparable. A “we cover Cenla” construction truck that is really a Leesville-and-New Llano route is a coverage claim.

Leesville, New Llano, and Anacoco are different occupational maps. A Third Street room is not a South Fort housing receipt. Louisiana trade tickets and professional seals each keep a Vernon Parish clock. Qualifying agents do not transfer because the buyer already has a Rapides ticket. Installation access, badge reciprocity, and any leftover range-adjacent paper belong in week one of due diligence.

Do not stamp an Alexandria airpark multiple on a garrison shop. Do not stamp a Lake Charles plant multiple on a New Llano route. Do not treat a rotation Friday as one-twelfth of the year. Highway 171 is inbound curiosity and outbound labor. It is not a comparable.

Byrd Regional versus a PCS weekend room

Byrd Regional Hospital keeps weekday medical demand that does not depend on a training Saturday. Read the medical practice guide. Provider bench is thinner than Alexandria and thinner than Lake Charles. Recruiting a replacement who will stay in Vernon — and not take a Rapides or Calcasieu offer — sits in the first model. On-post care and tertiary leaks already pull some panels; isolate that leak.

A hospital-adjacent suite with a second provider can support a stronger conversation when patients already call the practice. A restaurant that only looks good on a payday Friday is a seasonal room. A hotel that only fills when a rotation is in the box is a cycle file.

HVAC that already works Leesville and New Llano rooftops without the owner is density plus a lead-tech wage. Recurring service on garrison-adjacent housing beats a one-phase barracks contractor year. Off-post housing turns over. Recurring maintenance is the product. A one-allowance-year remodel book is concentration.

Owners already in Leesville or New Llano buy another crew or another suite. They can tell a gate-adjacent lease from a Third Street Saturday rent, and they will not pay an Alexandria airpark multiple for an Anacoco shop. Healthcare and hospitality inbound — including people already in Alexandria or already driving 28 — still have to underwrite a Louisiana contractor license, a Vernon occupational desk, and a garrison P&L.

Hospitality inbound only works when the trough year is already in the file. A JRTC Saturday is not one-twelfth of the year.

Installation access, parish tickets, and notes that survive a deployment

SBA shows up on documented Main Street books when a manager wage is already in the numbers. Single-rotation or single-prime files usually need more equity. Badge and access files sit on a slower calendar.

Earn-outs show up when one rotation, one housing-allowance year, or one gate vendor number is a double-digit share. Seller financing is common when the access file or the city lease is the long pole. We do not borrow an Alexandria airpark multiple, a Lake Charles plant multiple, or a Lafayette Hub multiple for a Leesville truck.

If the founder still holds the only badge a gate or a prime will accept, that book is still one badge until a New Llano lead is on the roster. New Llano shares this buyer pool. It does not share a Third Street Saturday rent.

Prepare the split with the sale-prep roadmap. Garrison contractor vs hospitality vs medical vs neighborhood trades do not share a teaser.

Local examples, not a generic paragraph:

  • A hotel that did 40 percent of annual sales across two JRTC rotations is not a 12-month hospitality company. Isolate those cycles.
  • An auto bay that only covers rent on PCS weeks is a surge file, not a Vernon repair company.
  • A 171 HVAC book that “covers Cenla” but shows 80 percent of tickets inside Leesville and New Llano is a Vernon route. Price the density you can prove.
  • A clinic whose recare already leaks to Alexandria on 28 needs that leak named before anyone circles a letter.

Buyers who already hold a gate badge — and those who should not

Decide the product before anyone writes a teaser: garrison contractor, a neighborhood route, a medical panel, or a downtown room. Each needs its own sentence. Staff a second person on the schedule. Show the rotation share, the PCS share, and a quiet trough month. Print Vernon Parish, Louisiana so no one routes this to Alexandria — or treats Fort Polk as a closed-base leftover.

Then collect occupational licenses, badge and access files, the top-ten customer share, and monthly sales that include a trough stretch and a non-payday month. When one prime or one rotation is a double-digit share — and it often is — pull it out. Assignment and access language should sit with counsel before a perfect payday Friday tour.

Garrison-adjacent books go to operators who already understand a training calendar. Vernon trades and clinics go to owners already in this parish. Transition is local: the badge file, the qualifying agent, and the Leesville desk have to survive the handoff. In 2026 most owner-operated Leesville shops still price on SDE. Multi-crew trade groups and multi-provider practices can support an EBITDA conversation when a second lead already starts the week.

A buyer who only walked Third Street on a payday Friday will misprice a New Llano shop and a clinic in the same afternoon. Alexandria’s airpark is not this page. Lake Charles’s plant stack is not this page. Lafayette’s Hub City is not this page. A rotation month is a spike. A quiet Anacoco Tuesday is the file. Highway 171 leaks labor toward Lake Charles; Louisiana 28 leaks toward Alexandria. Those wages belong in the first model. New Llano already sits in this labor pool when the book uses it. It does not inherit a Rapides rent because someone said the fort.

Who should not buy. An Alexandria airpark buyer who wants cheaper Cenla rooftops. A Lake Charles inbound who priced Leesville as quieter I-10 overflow. A hospitality tourist who modeled one JRTC weekend as the next decade. A contractor who thinks a Fort Polk caption is a transferable badge.

Spring Hill lists Leesville as a Vernon garrison town, not Rapides leftover

Bridge Point treats Leesville as Fort Johnson and Vernon Parish — garrison column named, Polk-era language acknowledged, Alexandria already treated as a separate essay. The listing work sits in Spring Hill, with the installation named separately from a Third Street payday and with Cenla left in the appendix.

Start with a valuation, your industry page, or contact. Call (352) 515-0226. Bring monthly sales that include a trough month and a week the rotation is the news. That is the book.

Frequently Asked Questions

Is Fort Johnson the same file as Alexandria’s England Airpark?

No. England is a closed-base industrial park in Rapides. Fort Johnson is an open JRTC garrison in Vernon Parish. Those leftovers and those payrolls do not share a multiple.

How should a JRTC rotation sit in the P&L?

As an isolated surge. Buyers will compare a quiet New Llano Tuesday with that cycle. A box-full weekend is not a run rate.

Does the old Fort Polk name still matter on a teaser?

Half the trucks and half the inbound searches still use it. Print Vernon Parish and Fort Johnson so no one routes the file to a closed-base story — and so no one lands on the wrong parish.

Why doesn’t Lake Charles set a Leesville hotel multiple?

Calcasieu underwrites plants and a casino stack. Vernon underwrites a garrison trough and a thinner bench. U.S. 171 is a leak, not a comparable.

What slows an SBA desk on a Third Street shop?

Missing trough-month weekly sales, no manager wage in the model, and a gate badge or prime vendor number that still sits only with the founder.

When does DeRidder belong in this conversation?

When the invoices already cross into Beauregard Parish. It shares some labor. It does not share a Vernon occupational desk and it does not get this garrison multiple automatically.
