Badge lists, change-of-control language, and a supplier that only ships one line belong in week one. Trucking that already speaks an I-85 door is a real credit. A book that lives on one 3PL or one just-in-time window is concentration.

Construction and HVAC on LaGrange rooftops, Hogansville houses, and the West Point edge are density. Recurring service beats a one-phase plant refresh or a single lake-house build. A “we cover I-85 from Atlanta to Montgomery” van that is really one Troup crew is a map, not a company.

The civic-and-recreation overlay belongs here, later than the plant gate on purpose. West Point Lake, the dam, a holiday weekend on the water, Callaway Gardens traffic leaking from Pine Mountain, and LaGrange College homecoming photograph like a tourism brochure. Isolate them. A lake Saturday does not rebuild a Hogansville HVAC route. A college weekend does not invent a hospitality multiple. Downtown LaGrange — the square, the Hills & Dales leftover, a civic festival — is resident scenery. It is not a run rate. Keep the lake weeks isolated. First shift is still the book on a Tuesday.

Columbus infantry and Auburn campus stay on their maps

LaGrange is not Columbus. There is no Fort Moore infantry post as the defining book and no Chattahoochee river-city contractor stack built on a training calendar. West Point’s Kia line is Troup work. It does not become a Muscogee file because both towns sit on the same river.

LaGrange is not Atlanta. There is no I-285, no film overlay, and no Hartsfield cargo sort. An OTP warehouse multiple does not ride I-85 into Troup County. LaGrange is not Auburn. There is no Jordan-Hare Saturday as the sale story and no Lee County campus rent. Proximity on I-85 is a labor leak and a weekend fact. It is not an Auburn multiple. A buyer who only compared LaGrange to “the other I-85 town” still has to underwrite a Troup desk and an OEM clause that may not assign.

Troup tickets, a West Point rent, a Callaway weekend isolated

Troup County and the smaller towns are different occupational maps. A West Point license is not a Vernon Street receipt. Hogansville and Hamilton sit on their own rooftop files. Qualifying agents for Georgia contractor licenses do not ride along because the buyer already has a Coweta or a Muscogee ticket.

OEM vendor lists, textile environmental leftovers, and insurance minimums belong in week one. Lake leases and Corps-adjacent parcels can refuse a transfer. If the founder still holds the only supplier number Kia’s park will accept, the Troup book is still one vendor number until a Hogansville lead is on the roster.

Callaway Gardens weekends and a West Point Lake holiday are spikes. Isolate them. Diligence here fails on an Atlanta buyer who priced Troup as a cheaper I-85 satellite more often than on the mill photo.

Multiples that survive a quiet Tuesday on Vernon Street

Most owner-operated Troup County shops still price on seller’s discretionary earnings. That is the right language for a Vernon dining room, a Hogansville HVAC route, a single-truck book, and most neighborhood trades. You add back owner pay and true one-time items. You do not treat a model-change overtime month or a lake holiday as the run rate.

EBITDA opens when a multi-crew industrial, warehouse, or staffing book, or a multi-provider practice, already opens on a second lead and the customer file is not one OEM door. We do not borrow an Atlanta perimeter multiple, a Columbus post multiple, or an Auburn campus multiple for a LaGrange truck. Main Street still prices on SDE. Multi-crew shops can be discussed on EBITDA when the second lead is already real.

Operators already in Troup County adding a second crew already know I-85 time and the difference between West Point and Vernon. Inbound industrial buyers — including owners already driving down from Newnan or up from Auburn — show up because the interstate caption and the lake are easy to name. They still underwrite a Georgia contractor license, a Troup occupational desk, and a supplier P&L the same way a local does. A “west Georgia is the next Atlanta play” slide does not stand in for a quiet plant month when Vernon Street is just a county seat.

Assembling a Troup sale before anyone boats the lake

Name the product first: a textile-or-supplier industrial book, a warehouse or trucking dock, a medical panel, or a neighborhood rooftop route. Those four do not share a teaser. Staff a second dispatcher or a second provider. Split monthly sales so a model-change week, a lake holiday, and a quiet Hogansville Tuesday can be read apart. Pull occupational licenses, OEM vendor-list status, environmental leftovers, and the top-ten customer share before anyone tours on a perfect dam Saturday.

Use the sale-prep roadmap as a working list. On the market, docks go to operators who already understand an OEM calendar. Troup trades and clinics go to owners already in this county. Transition is local: the badge, the qualifying agent, and the county desk have to survive the handoff.
