Sell a Business in Dickinson, North Dakota

A $40 oil January is the test. Underwrite south Bakken leftovers on I-94 — not Williston’s wellhead or Bismarck’s capitol desk.

8 min read · Reviewed September 17, 2026

The diligence problem in Dickinson is a $40 oil January on Villard Street that inbound buyers keep trying to replace with a $100 oil year or a Medora Musical Saturday. Stark County’s leftover oil-and-service stack and Theodore Roosevelt National Park’s south unit are different cities. Neither is the other. Williston is the northern wellhead. Bismarck is the capitol and energy-admin desk. This page is the south field on I-94.

Stark County energy files are written from Spring Hill. This is not a North Dakota mineral-title or trucking-authority opinion. Have counsel read operator contracts and assignment language before you circulate a teaser. (352) 515-0226.

A $40 oil January

Workover, water-haul, trucking, yard and warehouse space, auto-repair that keeps a field fleet running, construction that still follows a pad calendar, and staffing that follows a completion year are a real file. A book that lives on one operator, one completion year, or one commodity spike is concentration. A boom year is a line item. Isolate it. Write the south-field leftover, not “North Dakota oil” as a slogan.

Wind and cold take days a Houston buyer has not priced. Winter is underwriting.

South Bakken leftovers on I-94

Dickinson State University is a thin campus overlay — weekday payroll, a Blue Hawk weekend, and a faculty demand that is not NDSU and not a reason to apply a Fargo multiple. Fall move-in helps a slice of restaurant rooms. Summer session is quieter, and in a park year, louder toward Medora. Year-round Stark County households and hospital staff are the durable demand.

I-94 is the freight and overnight spine — east toward Bismarck, west toward Glendive and Billings. Some hotel rooms are truck, storm, and park-overflow overlay. They are not a Williston crew-change stack and they are not a Bismarck session diner. A “we cover the Bakken” truck that is really one Dickinson crew is a local route. Belfield is the park-and-field edge. Richardton is the interstate-and-abbey town. South Heart and Taylor share this labor pool. Those textures do not share a Villard Saturday rent.

Medora and Theodore Roosevelt National Park (south unit) are the distinctive visitor product. Summer Saturdays, the Medora Musical, and a storm-night overflow fill rooms a pure field town would not have. Those weeks are spikes. Isolate park occupancy. A Tuesday in a $40 January is the file. HVAC that actually works occupied rooftops plus a leftover field camp is a coverage claim you have to prove stop by stop.

CHI St. Alexius / Badlands keeps some year-round households. Recare exists. It is not Bismarck’s Sanford / CHI admin story and it is not a reason to apply a capitol multiple to a saltwater-disposal truck. No state income tax is a buyer slide that already mixes with Wyoming. It does not stand in for a bust winter week when a saltwater truck is the only thing moving.

Dickinson is not Williston. There is no US-2 / US-85 wellhead as the defining book and no man-camp leftover stack as the housing story. Dickinson is not Bismarck. There is no dome and no energy-admin desk as the weekday product.

Who should not buy a Medora Saturday

Operators already in Stark County adding a second truck or a second shop already know which operator the book actually invoices and which January the P&L used.

Energy-service strategics who have already lived a $40 year are a better conversation than a Bismarck session buyer who wants “cheap Burleigh.” Hospitality buyers can underwrite a Belfield room if they will also underwrite a January Tuesday.

Who should not buy. A Williston wellhead operator who wants man-camp density at a Stark price. A Bismarck capitol buyer who wants energy-admin adjacency. A Medora Musical tourist who modeled July as twelve months. A Houston commodity buyer who has never priced a North Dakota winter.

SBA works on documented books when a dispatcher or shop-lead wage is already modeled. Single-operator or single-park-season files usually need more equity and seller financing.

Owner-operated Stark shops still price on SDE. A diversified hauler or multi-shop group that already runs without the founder can open EBITDA. See the valuation guide.

Pricing a Belfield room against a Villard shop

Energy-adjacent trades clear when a second dispatcher or shop lead already opens and the customer file is not one operator or one completion year. Recurring maintenance and diversified haulers beat a single-frac-crew year. Hotels and restaurants clear when a full year is in the book — including a quiet commodity winter and a midweek that is not a Medora Saturday. See the restaurant guide.

Local examples:

  • A Belfield hotel that did 40 percent of the year across Medora Musical weeks is a park calendar.
  • A Villard trucking book that invoices one operator for half of revenue is a commodity-year file.
  • A Dickinson truck that already opens in a $40 winter is occupied rooftops, not a leftover camp.
  • A DSU-adjacent dining room that only works fall move-in is a thin campus overlay.

Earn-outs show up when one operator, one completion year, or one park month is a double-digit share. Diligence here fails on commodity isolation and Williston-as-comparable stories more often than on a badlands photo. See diligence.

If the founder still dispatches every water-haul from a pickup, the water-haul book is still one pickup until a named Badlands lead is on the roster.

Stark County punch-list

  • Name the product: field service, I-94 hotel, Villard shop, or rooftop route.
  • Pull monthly sales that include a $40 winter and a week that is not a Medora Saturday.
  • Put trucking authority, city licenses, and operator contracts in one folder. Dickinson, Belfield, and Richardton are different maps.
  • Isolate boom years and park occupancy on page one.
  • Put a second dispatcher or shop lead on the book.
  • Photograph a January Tuesday, not only the park gate.

Use the sale-prep roadmap for the stack.

The Bakken shoulder, I-94, and CHI St. Alexius are the first folders. A hotel or trucking book that only looks good when one operator is spudding is a cycle file. Medora is a summer overlay, not the Stark County payroll. South Heart and Richardton already share this labor pool. They do not share a Villard Street CAM.

This page is not Fargo and not Williston as a pure boom town. There is no Bison Saturday as the defining overlay. A “we cover Stark” HVAC claim that is one Dickinson van is a route. Mineral-title and trucking-authority language belong in week one.

Lenders want a quiet winter in the year, a second dispatcher already modeled, and operator-assignment language. Seller notes show up when one producer or one Medora month is a double-digit share. Price the I-94 energy-and-hospital box — not a Fargo twin-city slide.

CHI St. Alexius, Dickinson State, and the I-94 service trades are the weekday engines a Bakken-spike buyer skips. The oilfield is real. It is a cycle. A hotel that only looks good when one operator is running a completion crew is a man-camp calendar. South Heart, Richardton, and Belfield already share this labor pool. They do not share a Villard Street CAM.

Medora and the Theodore Roosevelt park gate are a summer overlay. They are not the Stark County payroll. US 85 toward Williston is a truck fact, not a reason to import a Williston boom multiple as the year. A trucking book that lives on one producer is concentration. Mineral-title and authority language belong in week one.

Lenders want a quiet winter in the year, a second dispatcher already modeled, and operator-assignment language in the folder. Seller notes show up when one producer or one Medora month is a double-digit share. Price the hospital-and-interstate box with energy as overlay — not a Fargo Bison Saturday and not a Minot air-base story.

CHI St. Alexius, Dickinson State, and the I-94 shops are weekday desks a Medora Saturday buyer skips. South Heart rooftops are density. Photograph Villard in January. Leave the park gate in the appendix. Seller notes show up when one operator is a double-digit share.

CHI St. Alexius, Dickinson State, and the Bakken shoulder are three desks. Belfield does not share a Villard CAM. Medora is overlay. Write a quiet winter.

Frequently Asked Questions

Do you list Stark County businesses from Florida?

A Stark County buyer call starts with the south field, I-94, Dickinson State, and Medora as a spike — not a generic Bakken slide.

Is Dickinson just a smaller Williston?

No. Williston is the northern wellhead and a man-camp leftover story. Dickinson is the south field on I-94 with a park overlay. Those calendars do not match.

Can I use a Bismarck energy-admin multiple here?

No. Bismarck is the capitol and an admin desk. Dickinson is leftover field service and a thin campus. Proximity on I-94 is a freight fact, not a Burleigh multiple.

How should Medora occupancy appear in the CIM?

Put Musical weeks and park Saturdays on their own line. Show a January Tuesday. Buyers will haircut a park year they cannot see.

Will SBA finance a Dickinson trucking shop?

Documented multi-operator sales and a dispatcher wage already modeled help. A one-completion-year book sits on a harder credit conversation.

Does no state income tax change the multiple?

It brings some inbound buyers. It does not stand in for a bust winter week when a saltwater truck is the only thing moving. Tax slides do not fix a $40 January.
